  1. I was given distance from end,hole size and other specs from the manufacturer for ours. But that is a very neat cut for on site almost looks like its been routered out
  2. We moved in before sign off, but we had kitchen, 1 en-suite and 3 bedrooms finished. The stairs were just finished. The electrics were not signed off but we're tested. I got the Bco to come out and he said he was not worried, but offered a letter if insurance company wanted it. I did have to get separate contents insurance.
  3. I have done this as well, It is like @Big Jimbo has said a small difference in each bit of wood will make gaps, you will just need to adjust a bit as you go along. It can be very frustrating.
  4. Cut it down now otherwise they might put restrictions on it. If they ask say it was damaged in the last storm.
  5. I had this inside our front door and just finished the blocks 2 layers lower for the opening and ran the pir out to the step. If the opening is going up two less rows of block won't make any difference unless I have missed anything? If you need to do it your way I would do the bottom one as less chance of damaging it.
  6. Is it the water hitting the outside of the gutter and splashing back onto the facia and rafter ends, it looks like a big roof into a small section of gutter but might be the camera view?

  8. We were in 23 months before sign off and a further 2 1/2months for VAT reclaim, they paid everything with the old system. I think they have changed it to 6 months after building control sign off not move in date.
  9. I just realised the oak was joined, the pine stairs to the basement is 1 piece I can see the oak plugs in the stringer.
  10. Stairbox supplies there quarter landing stairs with a dogleg cut from single piece so should be able to do what you want. You can just about see next to the carpet.
  11. If your house is near passive it will be small. Don't bother to individual zone just one. We have a 8.5kw and 260sqm, better than the old building regulations for insulation just under 2 for air tightness. It has easily coped with our heating demand in mid Devon. I need to get mine to cool as overheating in summer is not so nice. Don't bother trying to get your mvhr to cool.

  13. We have this one it is fine just get a couple of out riggers which I think the tall ones come with. Even at nearly 5m it is fairly stable and simple to put together.
  14. Have you tried any local sawmills, Facebook might be worth a look we have quite a few advertised but we are mid Devon so a bit different. I think as soon as you go over 1.2m it is charged for 2 pallets.
  15. You could try solid oak Scotia mold and make a template of the radius and try to steam it and bend. Or cut them at angles as @Chriswills suggested and join but use the real wood as the wood coloured paper will probably come off the mdf ones.
  16. In England you can move in when you like, I made sure it was all safe for the kids and signed off nearly 2 years after moving in.
  17. FC1 filler caulk is supposed to work to 25mm and non slumping, it did work and non slumping but I don't know if it cracks in the long term.
  18. I have fitted them 14inch in 2 customer houses. One house had 4, 3 flexi tube and 1 rigid, the rigid is a lot brighter than flexi so I would go with the 10inch rigid in the middle. If it has no windows now, even a small amount of light will make a huge difference.
  19. Sorry, I did not mean to sound silly but I meant the connectors. I had a set and it was a one way valve that got connected in the wrong direction, I got fedup and changed to Hozelock it was cheaper to buy a set on offer than individually.   20. Try turning the hose around, I had one that only worked in one direction.
  21. I used SAS pro rend, they are based in Cheriton Bishop, but supplied through RGB.
  22. I used DJP Finishes based in Tiverton/Exeter area. They made a very good job of our house.
  23. Took me a couple of minutes to find that. Does not look like the pier at the other end is tied in as well. At least they have put in the flashing for the roof.
  24. You could try MGA Consultancy in Exeter his tester lives near Bristol and travels the south west, I don't know how much he charges now but I payed £225+vat in 2021.
  25. The Q450 only has one mode and the frost protection works As @JohnMo said, I looked on the app in the cold weather in January to see what it does. I think about 6 or 7% at -5 but I guess depends on humidity levels.
