The building line looks too close to the road and even as it stands the rear garden would be tight? Draw the plot boundary in between your plot and the sellers plot and see what your left with.
-
..the drawing is showing a full brick. A brick slip might be the best option or go back for a minor amendment and use tiles or slates
-
..guess you would need a cranked steel unless you have a ridge beam to work with? if its a mansard roof seem bizarre they've used a full brick and not a roof tile or slate?
-
..get a cross section of your new windows and work out where it needs to sit. bear in mind the the best placement for thermal bridging (look at an accredited construction detail). you may need to cut out some plasterboard and move the window back. personally I think it look better with a reveal rather than flush fit
-
..put some insulation & dpm down before you screed. you probably then want to insulate the walls and ceiling
-
...is this cassette a war roof or cold roof? I think you need to look at the interstitial condensation and also the thermal bridging. ask the manufacturer for the junction detail?
-
You need ventilation at the eaves and the ridge (eg. dry ridge system etc). I don't think you need a vented soffit and the vent strip. I think it's either/or.. but check with regs.

CGI's are expensive. A cheaper option would be to draw a 3D model or 2D elevation on Sketchup and play around with the renders. This will take time if you haven't used Sketchup before. Alternatively just look at good examples of other people work..pinterest etc

Sharing Fee Proposal with other Architect
TommoUK replied to flanagaj's topic in Surveyors & Architects
..you could just put the other quotes in a schedule and reference which RIBA stages the quotes include.. -
if the alley is shared and there are existing shared services in the alley you likely have rights to connect, maintain, reinstate, renew etc. As Conor said check your deeds (if you have them) or order a copy of the 'title plan' and 'title register' from the Land Registry. Sometime the Land Registry also hold copies of the original deeds which can be ordered.

..sounds expensive for planning drawings. have they also quoted for the technical (working) drawings? planning drawings just provide the basics.. simple layout plans, sections & elevations and will be cheaper than the next stage required for building regs / contractors to work to etc.. -
planning bureaucracy and delay is the biggest constraint to housing delivery...LPA's will tell you they approve the majority of applications but thats because they don't include applications they don't validate ! ..strip back the layers don't keep adding to them.. ..BNG for example, despite its good intentions, has just added another layer ..up to 8 weeks to discharge a pre-commencement condition (and thats after your 8 months wait for P/P)

Neighbour not responding to PWA notices
TommoUK replied to Muhammad's topic in Party Wall & Property Legal Issues
..there's plenty of examples where this sort of development has been done. look into the history of the site and find out if there was a terraced house on the site previously. its not uncommon in victorian terraces for example to have a 'bomb gap' (WW2). a bomb destroyed part of the original terrace and turned a mid terrace house into an end of terrace. there may have been a detached house built in the gap or it may be an empty plot but the wall of the neighbours house is still a 'party wall' and you can therefore enclose on it. with regard to the party wall and what to do in your situation: if you damage the wall then you have to pay for it. normally you would have a schedule of condition to document the neighbours side to evidence the condition of the wall before you start work. without this the neighbour could claim that existing cracks in the wall were a result of your work. at the end of the day you need to crack on so you need to take a commercial view. speak to your PW surveyor and work out the risks. -
Changing red line mid-application, off-site BNG
TommoUK replied to Drellingore's topic in Planning Permission
the correct ownership certificate will depend on whether you know the other owners' names and addresses. I guess a lot of the time this stuff doesn't get picked up. just be mindful though if someone has an axe to grind and wants to make life difficult they might as a planning permission can be overturned retrosepctively if the LPA granting the P/P acted unlawfully (ie. validated the application when it was invalid) -
Changing red line mid-application, off-site BNG
TommoUK replied to Drellingore's topic in Planning Permission
correct. but you do have to serve notice on all 'owners' of land included in the red line. so if the red line includes a right of way and you don't own it, you need to serve notice on the owner. -

yes. you have an easement or a prescriptive right you don't own the land. technically you need to serve notice on the owners. its only an issue if someone wants to put a spanner in the works -

TommoUK replied to Drellingore's topic in Planning Permission
if you get the red line wrong, and as a result inadvertantly include land outside your ownership, the application is technically invalid (unless you served a section 13 notice on the other owners at application stage) -
check if its a private sewer or a public sewer..if its private you just need to comply with regs. generally if its on your land and has nobody else's shxt running through it...its a private sewer

Are brick slips dearer? Let's see!
TommoUK replied to John Keith's topic in Insulated Concrete Formwork (ICF)
maybe check you enough foundation for a facing brick otherwise you're probably looking at slips. slips require a support tray/system fixed back to the core of the icf so don't need extra width in the foundation -
Self build, custom build and sites qualifying for 'de minimis exemption' are exempt, for everyone else its likely to mean up to 8 weeks post planning waiting for the BNG pre-commencement condition to be discharged.
