True. However you build you will end up piercing the VCL.

The contractors suggestions sounds decent. You could create a 'dropped ceilng'. So a VCL onto the underside of the rafters and then a frame onto the rafters for spotlights to sit in.

We just charred the front and edges.

We Shou sugi banned our cladding also, which saved a sweet 10k. Terribly boring, but only about took us about 50 man hours from what I remember.

Very exciting. I'd initially budget at the very least £3k a metre squared and not allowing for any spendy finishes. This doesn't include fees. It might be worth getting an engineer engaged at the planning stage given a lot of the wall will be retaining. -
Any advice as to how much would be realistic figure for our electrics please ? Our build is 235m2 and so far we've had a finger in the air quote of £22-25k and I presume the go away quote of £31 k

@Nick Laslett @Chanmenie Hi both. What size batons did you use please ? The spec says a minimum of 30 * 50 mm , but I've already bought 25 *50 mm... -

We are looking at around £3k a square metre now. Back in 2019 / 2020 my spreadsheets were at about £2k a m 2. Materials were the big thing that got us. -

WE We will be using Larch and going vertically. I believe the elevation of the site is about 165m. It's quite sheltered. Not got the time to do a sketch at the moment. -

Yes. But the tricky bit is that the blocks haven't always been put in the same way up and when a new block starts this throws off the pattern -

We are using Izodom - 100mm EPS on the exterior, 25mm vertical batons, 25mm horizontal batons and 20mm cladding. -

Yes, it's ICF. With our blocks there's no way to visibly tell from the exterior where the webs might be and I'm not sure the web spacing inside is uniform enough to be able to measure out where they might be. I'm now wondering if we could find them with a stud finder 🤔 -

We are struggling to get an answer as to what screws we can use to fix the batons for our cladding. We have 100mm of external insulation. Does anyone have any advice / view ? I'd not really got as far as thinking about drip trays yet. I'm still pondering about how best to do the external window seals.

We are going to have to crane our windows in from the road and need to address these points: 4. A traffic management drawing to demonstrate that the proposal will not be detrimental to the safe and convenient passage of pedestrians, vehicles or other road users. Please refer to the publication “Safety at Street Works and Road Works – A Code of Practice” for guidance (ISBN No. 9780115531453). 5. A method statement covering the nature and extent of the works. 6. A risk assessment. Not sure where to really start with this. So was hoping that someone might have been through the pain already (not literally : ) ) who was kind enough to point me in the right direction , maybe even share their artefacts ?

This makes good sense to me. Especially with timber cladding. Happy to be convinced that it's unnecessary (which appears to be the perceived wisdom). Has anyone got any thoughts or advice ? If you did timber cladding did you use a membrane ?

I'm half tempted to paint all of our walls with a liquid membrane. I do wonder about cracks in concrete and water getting into the core through the joins in the EPS blocks. We will be going with a black cladding rainscreen and if the cladding ever split etc then we would see black, rather than the grey EPS. -

We got our site hut today, which has a 32 amp commando socket. We also have a temporary power supply with some standard plugs in an enclosure. I was hoping that we would be able to get a standard plug to commando socket adaptor with armoured cable and then plug this into the hut. Thanks - I had the same thought about stepping it up past the rebar. Something like this. Good call about trying to follow up with the manufacturer. I've asked the architect -I believe this is his first ICF project.

Thanks, that was one of the options that popped up Googling in a panic today. Sounds reasonable - but I don't know.
