I slated our first one with Spanish and made the mistake of thinking grade a1 give you a top quality slate It doesn’t It relates to the piro We returned about a 1000 twisted slate Had we used a roofer they would have been throw off the roof This time we were less trusting and Used 600x300 Estilo prime Same grade but a very flare slate with hardly any twists 5-7 mil While it took myself and my wife nearly six week to slate the house and workshop It was far easier than previous on a more complex roof

Yes we ran a 600 strip around the pet Yes we ran a 600 strip around the perimeter and taped it to the high load dpc and rapped and taped all the corners Then ran a membrane wall to wall taping down 150 insulation Then a slip membrane Then a 100x25 mil upstand around the perimeter Then simply clipped the UFH pipe down -

Yes a huge amount done by myself and my wife Most trades are to expensive for us I have two lads that do site loading for me But as on the previous build I’ve done it myself I had a lift for a few days with birds mouthing the roof trusses and my lad gave me a lift with the render and slating £200 per day paid out for a handful of days I brought a gang of Brickies in and paid the going rate But also did quite a bit myself The little digger pictured I’ve borrowed from a friend A farmer friend collected it and did a lot of loading for me As I let him have use of the two acre field I’m wiring today and my mate will come and do a day each weekend £250 Same with the plumbing The lead guy wanted nearly 3k I’ve done that myself No experience Same with Slates The list goes on Ive 5 tilers that work for me But as previously will lay the 250 m2 myself While I can get insulation and pb a bit cheaper than most I’m in the same boat as everyone else The will be worth considerably more than what we’ve spent But would be lucky to brake even on a turnkey -

Rule of thumb is we don’t include the land purchase on here Everything else goes in In Flans case No land purchase and probably little in fees -

We were around 200 for watertight but that includes the 10 mtr x 8.5 mtre two story workshop -

Yeah 30 degrees Bit of a compromise but it is the back of the house You have to walk across our field to really notice it -

We have just marketed our first build 9 couples round in two days Not one has asked about sap EPC airtightness Main questions 1 school catchment area 2 where was the kitchen made 3 why are we selling 4 Are we open to offers I brought up the high levels of insulation to the first three ALL politely smiled My wife has just added a fifth Three ladies were interested to know all about the induction hob and Quooker tap I think there is only Is lot on here that are interested or remotely understand Airtightness

That sounds fine to me With 1500-2000 you should be able to get contractors in for the shell and Groundwork’s If you intend to do most of the fit out yourself I’ve 350k with 50k contingency to build 410m2 Labour is the key and shopping around for good quality materials Which is a lot easier than six months ago -
We where given planning permission in principle Then told to bugger off somewhere else to build as we were in flood zone 1
