  1. I know it’s old, but any chance you may have pictures?
  2. Posted on another thread. What do people think of using these instead of hand machines saving on labour costs as my back will not permit me doing the work. How close to the load bearing wall should I be digging? http://www.dceplanthire.co.uk/diggers
  3. Good afternoon quick question for all. would it be ok to use the Micro digger to break my existing 30cm concrete slab in the existing build instead of using a handheld machine (Hilti 3000)? what is the safe margin to leave around the existing load bearing walls? understanding cold bridging, would it just be ok to line up the edges with 25mm PIR? I will use a Radon mitigating solution for the whole of the existing slab as it won’t be possible to cover all existing surfaces with Radon barrier. All help is much appreciated. http://www.dceplanthire.co.uk/diggers
  4. I came across a few sites that offer sections for free. I got a lot of details from them. let me know if I am allowed to post the links and I will.
  5. I suppose because I am a visual person and I don’t understand most of the work unless I can see a drawing or a video of it. It will be easier for me to write things down when I am able to go through the layers and details, rather than miss important details and then it would be my fault. I managed to find a few really good resources online along with copyrighted drawings which I am able to use for guidance. Equally very fortune to have an experienced guide reviewing my work till my final submission.
  6. Any chance you have a picture to show me?
  7. Yes it’s an open plan. If it makes any difference there is no gas in the property. It’s all electric. I don’t have a TV or a kettle, it would be something to cook on and the oven, along with the fridge/freezer and washing machine. Other than that phone chargers and that’s about it I think.
  8. That’s a really good option too. I am happy to explore ideas. I flexible with internal alterations to see what works better.
  9. I can work the size up to 1m2 and my neighbours won’t be happy regardless. I am in the process of drafting a kind letter so that we are all clear. I am so grateful to you and everyone here who contributed with an answer.
  10. Hmmm. U see this is where the dilemma is. The website said within 1 meter. Doesn’t this apply?
  11. I do have one. I’ve had a few visits so far and the BCO is the one guiding me to be compliant. Hence why I am asking here because he is ok with the window in question. it’s not that I don’t trust him but a few people including @ETC said it won’t be allowed even though BCO has approved it. Forgive me if I sound confused.
  12. @ETC are you happy with this?
  13. Yes that’s exactly the plan. Thank you
  14. I found this and I believe it to be true. Would you all agree?
  15. So it doesn’t need a window?
  16. Does this mean the door is enough?
  17. I am sure a lot of you know me by now 🙂 so I am posting it here separately so that others may be able to contribute with their wisdom. This is a single story detached bungalow. Planning has been approved for this side window (ground floor) which the neighbours are not happy with (understandably) and have already erected a fence opposite so to stop me from opening it. Planning office has my full plans and BCO doesn’t mind it being a boundary wall ( I only found out the legalities of things ). My neighbours won’t grant me access to my wall. I now need help to figure out if 1. It is possible to use a T&T inward opening obscured glass window? 2. What alternatives do I have to have the room compliant for fire escape? 3. Can I move the room door so that it is facing the open space, thus opposite the exit? 4. If all fails and I use it as a play room/ office, what’s the best ventilation to use when my neighbours refuse to open the gate and allow me to access my wall? 5. Any bright ideas that won’t cost a fortune as I have already lost about £20K or more waiting to find solutions to get on with the work. Any and all comments are truly appreciated as I am unable to sleep for the last few nights trying to find a solution so it may be used for emergency overnight stay for my son’s carers.
  18. Sorry to jump in after more than a year, but does that mean that you didn’t require a cill?
  19. For all the extension work, the builders said they will not require any access via the neighbours as the new building is slightly away border. The foundation was laid to the inside of the party wall. All roof work will not cross over to the neighbours. No more rendering as we are now replacing the external leaf with Brick work, building outside in for that last side wall to avoid conflict. I can install an inwards opening/tilt&Turn window which technically won’t open outwards, will provide ventilation and a legal fire escape if needed. The light won’t be sufficient because they have the fence opposite my window. The window fitters don’t need to access the wall from outside, though I am sure it is my right to have access to the wall for maintenance.
  20. I think this may work. I will have to see if I can get a quote once the builders are back on site. Thank you so much for suggesting it. I never knew these existed.
  21. No it wasn’t but I volunteered it later to the neighbours as I didn’t want my or their privacy breached as it is an alley. But planning didn’t have any conditions. Simply granted as specified.
  22. I agree. They have already put up the fence. I can still put the window for some light, though not sure of the exact use of it except to tick a box (likely not adequate). Now looking into alternatives for BCO to approve this as a bedroom. I would like to keep it for my mom if she ever visited. She like all elderly people will not use the window to escape in case of fire.
  23. It’s a single story property with a pitched roof. The room is an existing bedroom but the window is closed to create the dining area, hence a new window needed to be created. I’ve spent all morning now looking into alternatives into ventilation and lighting. I got a few ideas, mostly will cost me a lot more than budgeted. However if it will mean no disagreement with the neighbours and avoiding more than the existing animosity, I am willing to compromise till an agreement may be reached in the future or not. By then we would have got accustomed to the new setting. I believe the only downside is that it may be a problem if I wanted to ever sell the property in the future, but I guess I will worry about it when it happens. A ductless split AC could be used and it should satisfy BCO. Artificial lights (LED) can be used with fake windows in the wall. Any ideas?
