mickeych Posted October 29 Posted October 29 We waved goodbye to our Principle Designer at an earlier stage of the build and we are now approaching completion and lining things up for BC completion sign-off. Is there are a definitive list of reports and tests that we will need for this? We have kept BC aware of design changes and agreed the various SAP and build estimated reports that we would build to as we have gone along, but now wondering for example if we are going to need an airtightness test and final SAP report for completion? (We used Aerobarrier, so have a final result from them regarding air tightness, but not sure whether this would be valid for BC???) Any ideas and input very welcome.
JohnMo Posted October 29 Posted October 29 You airtightness after second fix for building control. You also need an as built SAP completed.
nod Posted October 29 Posted October 29 BC won’t care about any design changes Only that followed building regs Gas Electric Boiler- HP certificate Sap completion Which you can do by email which any number of online Sap assessors and just a general walk round Disabled access Glass Drains if they haven’t been checked already
Kelvin Posted October 29 Posted October 29 (edited) If it’s like Scotland the form includes a list of stuff you need. I had to submit an amendment to the warrant detailing all the changes we made that differed from the warrant prior to completing the approval certificate. Well done in getting this far. Nearly there! kandgmitchell Posted October 29 Posted October 29 The easiest is not to second guess BC. Get them around to do the final inspection and ask them what reports/certificates they will need to issue a completion certificate. It will include an as built SAP which needs a feed in figure from an airtightness test but some ask for flow rates from extracts etc, etc. Just get a list and tick them off as you collect them and forward the lot on as a job lot. 1
Mr Punter Posted October 29 Posted October 29 I am doing one of these at the moment. A fair amount of paperwork but just be methodical. Best to do in one lot if you can. 1
mickeych Posted October 31 Author Posted October 31 Thanks all. That is superb, we have been fairly organised so far, and to the fair the BC guys have been very good to date, I'm just itching to get sign-off!
