Can some one explain the condition in simple terms that our the LPA put on a planning application approval for a large detached garage please. In the future if I ever wanted to use the garage in the future for a bit of extra living space (games room, sun room etc) could it be done? The condition reads: The use of the outbuilding hereby approved shall remain at all times ancillary to the dwelling at Greenaway and shall not at any time be occupied as a separate independent dwelling or used for any commercial purposes.
Big Jimbo Posted September 4 Posted September 4 Basically, they are saying that it can't be converted into a separate dwelling at any time in the future. Or used for commercial purpose. You would be able to do both, but would need planning permission.
Bonner Posted September 4 Posted September 4 Sounds like quite a large garage which they are concerned could become another house, a separate property. You should be okay with games/sun room and even a home office.

nod Posted September 4 Posted September 4 Our neighbor has been given permission to build a leisure building 22x10 meter two story It can have a loo But no kitchen or bathroom Cant be let out Or have overnight stays Or sold separately from the house They tried for it to be an annex But where turned down flat There’s nothing stopping you using it as an office sun room games etc
markc Posted September 4 Posted September 4 Local planners refused a barn / workshop (my address is a farm but I don’t farm it). But no problem with a building within the curtilage but it had to have a small kitchen and a toilet in order to be ancillary to main house 🤷🏻♂️

Before I start the build I need to decide whether to build it with a simple cavity (if only going to be used as a garage) or with insulated cavity (in case in future it gets used as an office/garden room/ games room etc). From the responses received it seems prudent to build to facilitate options in the future. Let me know what you think if I have got my thinking right or wrong?
Big Jimbo Posted September 4 Posted September 4 I would build single skin. You can always timber frame, and insulate from inside at a later date.
PStirlo Posted September 4 Author Posted September 4 Yep, that makes sense to do that if we decide we are going to currently use as a garage, and upgrade should we decide to use it differently (office, games room etc) at some point in the future.
