Father in law was in hospital when builder did his extension and his wife agreed to everything he said.

The plan shows new drainage around the perimeter and associated inspection and rodding points.

None of this was done and everything ( shower, toilet, sink and rain water) were connected to the existing system which is now covered by the extension which is now complete.

Builder was sacked long ago, there was some legal advice and think my relative kept the final payment. He is 85.

Well you can only play it from where it is.  Do you need to obtain Building Regs, or can you just ignore it?  You may be able to obtain an indemnity policy for future sales so that the buyer would not risk being pursued by building control for the breach.

Happy to be advised,  it's all working okay but FiL worries about it, peace of mind is needed. He did suggest putting in the inspection chamber as per the plan as that did is still driveway

It looks like you have about 6 branches each at 45 degrees off the main run down the side. I think technically you should be able to rod each of these branches but they look quite short.  Will probably be OK. 

 

The BCO might want to see it pressure tested. Toolstation/Screw fix sell a simple kit with hand pump quite cheap if you need to do that. Make sure all traps have water in them for the test and any open pipes and vents are capped off.

Well the new IC will certainly help to gain access but you can't rod the side branches from there. This is presumably Scotland so the administrative regs are different from here in England. Has all the work been signed off by BC?

None of the perimeter drains on the plan where put in!

All the extension drains are fitted underneath to the existing drains (coloured dark in the plan)

So, no IC no perimeter drains at all

Assuming BC have signed this off the options are:

 

1) Leave things as they are and deal with any problems when and if they arise,

2) Leave things as they are but add the IC to at least make some of what's been done roddable and then deal with any problems when and if they arise,

3) Rip it all out and do it properly.

 

If BC haven't signed this off:

 

1) Let sleeping dogs lie and apply the above options,

2) Arrange for the final inspection and await BC's reaction and deal with their requirements.

 

I can't see many other alternatives
