Self build mortgage rates 2025

Hi self build mortgages appear to stay a lot more fixed then standard reiss risk which change daily/weekly.

 

can anyone who has taken out a self build mortgage in 2025 state what sort of rate they paid

5.95 offer received in last fortnight. 
 

Took roughly 6 months to pull together doing my own BOQ and pricing.
