We could also do a rear extension but the garden isn’t huge and so utilising all the side seems the best way to maximise space. Could we knock down the current garage and build a new two storey extension then build a new garage where the side gates/caravan parking is. I can see that the staircase goes over the current garage, does this make it either incredibly expensive or impossible to knock down and rebuild around it? Is there anything else we could consider? Any guidance welcome!

As soon as you get in, you want to pull it apart and add more extensions. From the rear view at least two add-ons have been done. So would assume all permitted development rights are exhausted? So what happens if you don't get permission to extend again?

We wouldn’t be doing anything initially beyond modernising the interior (cosmetic) but we want something we can stay in for a long time and extend/grow into. Our property now is a new build and we have been very happy here but there is no scope for improvement. I just wanted to gauge the buildability etc. I appreciate there are always risks around planning permissions. Thanks

Most houses of that type I have seen extended they continue the roof line down, in this case to the left and then put a dormer on the side to create headroom upstairs. Or build a flat roofed extension which in many cases looks awful. I am going to throw in another possibility for that plot. Taking the garage width and the extra parking alongside the garage, subject to actual measurements, that looks to me like you could fit a second house in there next to the original one. Subject to planning permission of course and any covenants or finding something under that gap like a big water main that might stop you doing it.

I agree on the type of upper extension. There is another house not far which gave us the inspiration - we would love to replicate something like this.
