BeckyG Posted June 3 Posted June 3 HI, I am at the early stages of building a single-storey house in my large garden for me and my husband to live in, which will be funded in part with savings and in part by equity release on my current house (which I will sell when the build is complete). We have a design done by a relative, who is a retired architect, and have been to pre-planning where no objections were raised - but various surveys (tree reports, land contamination survey, site survey) together with further drawings will be needed before we go for full planning permission. I am anxious about the cost, because it seems we can't get an accurate estimate until we have got technical drawings, which means a big outlay before we know if we can afford it. I will search this forum for advice on that. But meanwhile, hello! 1
nod Posted June 3 Posted June 3 Unfortunately any reputable builder will want at least a structural drawing and won’t want to do detailed costings for something you may do in the future 1
BeckyG Posted June 3 Author Posted June 3 I know, it is frustrating but entirely understandable. I have asked for ballpark figures from the forum on budgets, so maybe someone can give me some idea from their own experience

Mr Punter Posted June 4 Posted June 4 If you are getting a main contractor to build this, you will need between £300k and £500k all in. If you do lots yourselves you could come in under £200k.
