ignite-me Posted Monday at 20:37 Posted Monday at 20:37 Good afternoon, I'm in the process of buying a fabulous house but its original double garage has been converted into living spaces. And I would like to convert it back to keep our cars inside. As a ballpark figure, how much it would cost to convert it back to one big garage? Just a rough estimate would be highly appreciated. nod Posted Tuesday at 06:08 Posted Tuesday at 06:08 Quite cheap leave the plaster wiring etc As is Alter the masonry and put new garage door in 5k
Redbeard Posted Tuesday at 09:15 Posted Tuesday at 09:15 Unless that door with the neckerchief on is a fire door it will need to be when you 'disconvert'. Also the original garage floor level will have been lower and un-insulated. Let's say that for the conversion they put in an insulated / floating floor. You'd have to take that out. Otherwise exactly as per @nod. Easy! While you are doing it, though, just check whether there ever was adequate insulation in the garage ceiling/ bedr floor. If not, you have the opportunity to remedy that while you are making other mess. I don't know the age of the house but potential risk that 'asbestolux'-type fire protection board was used. Take care when investigating. Also/or if the conversion involved taking down the ceiling, habitable rooms below/habitable rooms above does not require x-hour fire rating. Garage does. Check it has what you need. (** x-hour' because I cannot remember whether it's half-hr or one hour. One, I think.

I think that door is one if the internal walls dividing the previous garage, so those will come down to make it back to one open space again. It is the door from the garage into the house that must be a fire door. It almost certainly was but we don't have a picture of that one. If not a fire door will need to be put back.

Yes, you are right. Unobservant of me!
Nickfromwales Posted Tuesday at 10:47 Posted Tuesday at 10:47 You’ll need to check if FR plasterboard was used, or if there are sufficient layers with plaster skim to provide the FR you will need in order to store combustibles / vehicles back in there. Spotlights all other penetrations in there etc, will all need to be reviewed for compliance, so maybe not as easy as it first appears. Domestic garages are usually 2 layers of FR PB or 1 layer plus skim, but iirc 1 layer of standard PB plus skim will not suffice. One for your building control officer to answer properly, methinks!
Conor Posted Tuesday at 19:50 Posted Tuesday at 19:50 (edited) Are you (and your bank) happy with the reduction in value when you do this? I.e. not selling any time soon and/or you've a low LTV mortgage. Edited Tuesday at 19:51 by Conor
