cmdrawesome Posted April 30 Posted April 30 Hi all - I've been lurking here for a few years while finding a plot, waiting for probate and the land registry to actually buy it, then the simple joy that is planning. We've just obtained planning permission for our self build, but there is a condition to provide a landscaping plan. The thing is, we supplied a basic one as part of the application pack - see attached. The delegated report says "Further, landscaping would be required to assist in the screening and soften the mass of the dwelling. It is noted however that a although a landscaping strategy plan has been submitted as part of the application. The plan shows little to no details of a comprehensive landscaping plan appropriate to the application; a landscaping condition will be imposed on the approval." We're unlikely to actually have a coherent view on how we want to landscape the site until after we move in, so want to keep it simple with minimal detail to keep our options open. JohnMo Posted April 30 Posted April 30 It's a tick box exercise for the planner. We did nothing like the plan in the end, and no one cares after planning. Your architect should be able to cut and paste his last one, into your.site plan.
nod Posted April 30 Posted April 30 There just asking for your Architect to show some trees hedges etc Pretty much what you would see on a Red Row sales brochure These things are never followed up on once built Your your not stuck with them if your architect shows a line of trees 🌲
Conor Posted April 30 Posted April 30 What you've supplied isn't nearly enough. You should show locations and species of trees, hedges, anything hard. Remember, you can only claim VAT back on landscapimg items that are on you planning drawings. It doesn't need to be exact, just cover the bases. A snip of our drawing. We are in a conservation area, so landscaping is a tad more important, esp trees. We've only done a fraction of this and will be many years, and won't look it at all!!
twice round the block Posted May 1 Posted May 1 If you submit a detailed landscape plan along with house planning application you can claim the vat back on the landscaping materials
