Certainly size to build a small house at the bottom of garden. however, the only access is an unmade service road - we are at the very end. Probably 80-100m (not measured) length and certainly wide enough for vans etc. the service road is back access to houses one side and a parade of shops with flats above the other. has anyone had experience of getting PP with this sort of access?

Expand I’m not sure?? This seemed the most obvious place to put it. But then i genuinely don’t know what the issues are as never done anything without access from an existing road before!

After 45m iirc, and if further away you must provision for the appliance to be able to drive in, in a forward gear, turn a full circle, and leave in a forward gear. If our bin man can reverse the refuse truck half a mile whilst swigging a coffe then you have to ask WTF here tbh 🤷♂️.
