Don33e Posted December 9 Share Posted December 9 (edited) Hi Everyone, Since this is my first self-build, I started with the porch, which I completed at the end of August. I just need to render it before moving on to the rear extension, we will just render the porch for now! Here are a few points I’m considering and would love some feedback on: I’m thinking of revisiting the plans to align the ridgw roofline above the garage with that of the house. I’m undecided about how to use the space above the garage. Some ideas I’ve been considering include an en-suite, or possibly accessing it via stairs from the workshop to create a small studio apartment for the kids. I’d like to incorporate a compact plant room to house a 19" rack (for battery storage), along with space for a water tank, boiler, heat pump, and solar equipment. I’m open to ideas for the hall, kitchen, and utility layouts. The design needs to include a downstairs shower room, but the staircase location is fixed. Planners tend to like it as well. 2/3) Make a plant room / store room / work room above the garage access via a door from bedroom 3. you won't get a staircase from the garage, fire regulations. DevilDamo Posted December 11 Share Posted December 11 You won’t have the headroom to position a compliant staircase in that position. The new stair would have to follow the profile of the garage roof slope so would start from the rear and the final step/landing would be near the middle of the ridge. torre Posted December 11 Share Posted December 11 How about carrying the rear dormer through across the whole width? That would either let you fit the staircase as you mention to use as a room above the workshop, or alternatively give the house a bigger upstairs - push bedroom 3 over the garage and you could have a galleried landing right around the stairs, plus additional space (another ensuite say) where bed 3 is now 1 Link to comment Share on other sites More sharing options...

Whoever does it will have to factor in the new dormer over the garage will not look the same as the other. Primarily because where the dormer roof meets the main roof.
