I don't think there is any difference between land, house or land and house as far as 'domestic' is concerned, as long as you own both. But I do see what you are getting at. I could buy some land, plonk something of value on it, and an insurance company, may claim that I was only insuring the land, not the stuff on it. Have a word with your bank, they should know about this sort of stuff, they deal with it quite a lot, even of you don't have a loan from them. My other half has had no end of grief trying to sort her dad’s stuff out after he died because it was in his name only. For now ! 🤣 . I suspect as it’s taken years just to deal with land registry issues it’s all in my name ( just to simplify ) . I need to check with land registry ; if no SWMBO - add her on . I think the OS do a good job of mapping new buildings that appear on land. I never told them anything but like you the LR OS map now shows a pretty good outline of the buildings on the site, including our static caravan. I did once see a man with a packpack with an aerial on it, walking around the perimeter of a new build house clearly recording the position of each corner of the building. However, on the list of properties the house isn’t listed and the land just has the original name (address) associated with it which is what’s on our title. Therefore, it’s as @ProDavesays the map is the updated OS map but the registration on the land registry is just as it was, land only. I might follow this with the Scottish land registry. It is listed as "land only" the Scottish Register says "Registers of Scotland records six property types: residential, commercial, land, agriculture, forestry and other. The property type information is provided by the agent on the application for registration." I see no pressing need to change it from land to residential. When I use findmyaddress I can find my existing property and the unfinished new build. Our land is all under one title with two properties on it and both addresses are correct on the search. I presume in my case it’s because Cornwall council have assigned us a UPRN either when we named the build or now we have started the build. From the website. UPRNs are allocated against a property or street as soon as ‘construction' begins or ‘street naming and numbering' has been carried out – whichever comes first. try searching on here https://www.gov.uk/search-property-information-land-registry on this search my existing property it gives some details and says for example the name how HM Land Registry have described the property in the register. The land registry only particularly cares about the land so it doesn’t matter to them necessarily what subsequently gets built on it. 2. It is possible to change the entry for the title to update it with the new address. You can do this via their online portal link below. You need to provide evidence (council tax bill showing new address) It’s a free service but will take some time. https://scotlis.ros.gov.uk/title-enquiry 3. There’s no guarantee the rectification team will make the change however. Ordinarily any changes are done at the point a title is changing ownership so old title says this new title should that. 4. Title inaccuracies can cause delays when applying for a new mortgage or hold up a sale. It can take weeks to resolve so making a request to rectify before you really need to do so can stop these delays. Clearly depends on your circumstances. No mortgage or plans to sell in the immediate future then no need to change anything. We had exactly this issue with the sale of our previous house. Caused weeks of delay. When selling our old house, that was still listed on the paper registry not on line so as soon as I informed our solicitor that we were going to sell it, he put in place the transfer to the electronic registry so it was all ready and would not cause delays. That might answer some questions. Also, worthwhile setting up a Land Registry Alert on their system.
