BLISSY
HI I built a summerhouse a few weeks ago. It is within 2m of Boundary. The height is 4cm over the permitted 2.5m so it is 2.54m. Will the council take any action over 4cm? Many Thanks
JohnMo
If anyone say anything buy a big bag of gravel and build up ground level. Who is likely to be measuring?
BLISSY
I have a neighbour who likes to be awkward. From what I am reading, the council would not be interested in a 4cm 'trivial breach' ?
ProDave
I would just build up the ground level by 4cm. It only needs to be built up in one place. 5cm in case any inspector has a wonky tape measure.
Redbeard
Agree with @JohnMo and @ProDave. Do it now and you have 'right on your side'. Obviously if everything is tight to the ground you will have to be careful not to make anything soggy, but hopefully (if it's not a solid floor) you left some 'breathing space' anyway. Alan Ambrose
Even in these tick-box times, you would have to have annoyed BC a lot to get them to get stroppy over 4cm. BC shouldn't be involved anyway for a shed. Your neighbour presumably doesn't have access to measure, so ignore.
Redbeard
I think it's Planning (potential breach of PD conditions) that the OP is concerned about, not BC.
joe90
Has your neighbour been round and measured it?. As above bung an extra 4cm to one side ground level and a lts within the rules 😇.
Alan Ambrose
>>> it's Planning (potential breach of PD conditions) that the OP is concerned about, not BC. Yeah, you’re right. Presumably, if pd, it’s not recorded in the planning system. So, planning will only be interested if neighbour complains to them. If neighbour can’t measure without trespassing, then presumably not a problem. I did though once have a neighbour that complained about a beautiful pd oak cart lodge I built. (Neighbour was a bit slow, but had an evil sister.) Planning had to check, and asked for the drawings. Well it was a cart lodge so there were no before-hand drawings. The drawings, after the fact, met pd though.
