So after a year of surveys we have finally put our application in. 

But now I'm a bit suck on what to do next

if I start building regs drawings what if the planners come back and want changes will it all be a waste. 

Do I take my basic plans to a timber frame company to see if it is possible for them to build our design or again if planning don't like it is this a big waste of their time. 

Do timber frame manufacturers charge for a quote, I think they should, I would be happy to pay to talk to one for a morning with my mind happy that I had not wasted anybody's time. 

 

What was your next move.

In my view there is little point in moving to building regs drawings yet for the reason you state.

Now's the time to start putting your budget together.

TF companies will give you a quote based on your plans. Not one of the 4 I approached charged for quotes, in fact I cant think of a single instance where a charge has been levied on a quote. If they want your business then they will agree to a meeting and factory tour.

We got the design we wanted and then put in a planning application. No point in proceeding until the planner's have agreed in principle that they are happy with your design. We where lucky in that our design was passed with no alterations but some have had to do major change which could be costly in making these alterations. Another way of looking at it is not to get to excited until it is passed and then you can really throw all your resources into it knowing there are no more hurdles to jump through. 

Our timber frame company never charged for a quote. I am not sure but I do not think timber frame companies charge for quotes. Good luck and try and work with the planner's as they will listen to your point of view in my experience.

My experience was that with the sole exception of MBC (and eventually Beattie) all timber frame companies ultimately failed to quote, I believe because a development still pending planning permission didn't represent a serious enough prospect for them to spend time quoting....they were that busy.  Certainly i'd approach them outside of any major self-build show when they're 'snowed under' with casual enquiries....too likely you get tarred with the same brush.
