Does our vented induction hob have to be installed and operational for building regulations sign off?

Hello,

 

The ducting and external extraction for our hob is all in place (meeting new build regs), but our hob has been on back order for 4 months due to a manufacturing issue. I can't get an answer from building control as to whether the hob needs to be installed and operational for completion. We need to get sign off as soon as possible so that we can switch to a residential mortgage. Can anyone help?

No. Unless it is part of a cooker providing heating or hot water in which case it will need to be commissioned. If it’s an electric hob then no. If it’s a gas hob you may need a Gas Safe Certificate and commissioning certificate.

 

Extract fan only needs to be in place in the kitchen for completion.

How do you comply with Para 4.42 of the older Part F - Ventilation which says: 

 

The Regulations require:

 

air flow rates for mechanical ventilation systems in new dwellings to be measured and a notice to be given to the building control body. 

 

(The new Part F is more complex but it is assumed the work referred to started before June 2022)

 

There are no requirements in the english building regulations to provide a method of cooking.

If you have MEV, dMEV or MVHR extract in the kitchen then you are already covered. Hob extract isn't required.  If you don't have a either of the above, then you will need the extract working.
