Flat roof (felt bitumen) and insurance backed guarantee

Hi,


We had a (partially) flat roof (bitumen felt) fitted around 6 months ago and are finally getting to final signoff for building control and structural warranty.


One of the conditions of the structural warranty is that an insurance backed guarantee is put in place. I'm assuming this is because the warranty provider won't pay out for any damage to/caused by the flat roof until you have exhausted options with the insurance backed guarantee from the flat roof contractor. It is proving harder than expected because our builder (who sub-contracted the roofer) forgot about the insurance backed requirements (he got a guarnatee from the company that did the flat roof, but no insurance backing), and sub-contracted out to a roofer who moved from being a sole trader to a company around 12 months ago. Because of the lack of track record of the company that did the roof it's going to cost more than 10% of the entire cost of fitting the flat roof just to put the insurance backing to the guarantee in place. 

 

I'm trying to work out whether this is going to be worth the cost to put in place the insurance backing or whether I just just live with the guarantee itself and try to get the warranty provider just to exclude the flat roof from cover. The guys who fit the roof have got plenty of experience and I've no reason to think they haven't done a good job (from my laymen eyes looking at it and no hint of any problems, albeit only 6 months in!), it's just the company they now with hasn't been trading very long. Also a quick google seems to suggest that they are fairly easily repaired so I'm wondering if the cost of putting in place the insurance backing and the cost of the excess means in reality we're unlikely to be claiming on the new build warranty for issues with the flat roof anyway.

I thought these days it would be possible to find a policy that would provide you with a third party IBG for the flat roof. Google wasnt very helpful but did find these two possibilities...

As above, Peacock specialise in this and are approved with most warranty companies. 
 

budget around £400 - £500 for it. All retrospective, they don’t care about photos of the work, visits etc, literally taking your money and a punt, then give you the cover.

Just going through this. Peacock will only issue the IBG to the company who installed the roof, not you as the homeowner... A seperate IBG is currently being quoted at £1300! And thats only if i can get an install warrenty from the installer to back of the IBG.

I am also just going through this with a memtec roof, protec insist for my warranty (demanded by mortgage company).  Not got costs yet.   protec seem to allow a homeowner one but am checking.   
 

one thing I’m not clear on is if the project cost I need to provide is the covering only or warm roof upwards.

I will run into a similar problem with this eventually I suspect. I’m in dispute with the roofing company over the quality of the job. The supplier, who signs off the roof and provides the warranty, have signed if off as mechanically sound. However, my issue is with the aesthetics as it’s very rough looking in places plus the fitters were careless with the material handling so the trims are scratched etc. The installer applies for the warranty on behalf of the homeowner and obviously aren’t going to issue this while I’m in dispute with them. We don’t need it for a mortgage but it would be a problem if we had to sell in the next few years for some reason.
