Alan Ambrose
Ah I see - the time of say that the sun shines right up your .... ... nearly south-facing windows . Nice - hopefully, that kind of argument will sway the planners. Thanks, Alan
SteamyTea
Every degree West of Greenwich is about 4 minutes later. Why we are so slow in the proper West Country. [minutes in a day (1440) divided by 360°]
Iceverge
Maybe my makey uppy term is a little confusing. Local solar noon is 13:40 today here. (8.5deg W) That's when the sun is highest is the sky and directly south of us in the sky. About 11:40 is when we get "house noon" as the house faces South South East. This is when the sun shines directly in the largest windows. It moves the bulk of the solar gain to earlier in the day compensating for the heat losses during the night and reducing overheating potential in the evening. joe90
I would be wary of pre app, I did this and was told all ok, then got 4 refusals in a line so I appealed and got what I wanted In the first place.
Alan Ambrose
>>> then got 4 refusals in a line so I appealed and got what I wanted In the first place. Possible to say a bit more, if only to help others sail their projects through the planning Bermudan triangle? Was it the serpents or the sea monsters who were the worst? (Apologies and I haven't had anything to drink yet...) Alan

Okeydokey, some here have heard this already but here we go……on site was a nearly derelict asbestos and tin bungalow, 3 bed (nearly 🤔), we planned to replace it with a 3 bed cottage, phoned planners (when they used to answer the phones) fir pre app advise and was told we could extend the footprint by about 40% with no bother but we wanted 2 story and they said yes but only extend the footprint by 10%. I did our plans and applied fir planning, refused and told they wanted a bungalow!!,!, altered plans to room in roof (like next door) but told still too big. Reduced in size again (not what we wanted really and still refused.). I then sought the advise of a planning adviser highly recommended and he said apply for what they want but the lower story what we wanted, then appeal to the Secretary of State on our original application. This enabled the build to begin and hopefully the appeal would come through before we got to the second floor. Hooray, we won at appeal and the planners were told they were not abiding by their own policies, so the top floor was what we wanted in the first place. People wonder why I have no faith in planners .
Johnnyt
You should've gone for costs Joe. Sounds like the LPA were unreasonable by not correctly abiding by their own policies

Sounds like the LPA were unreasonable by not correctly abiding by their own policies Unfortunately not, I took legal advise and was told policies are open to interpretation and making a claim can only be done if you can prove they purposely told lies or hid facts, plus the fact I was so relieved to finally get started I wanted to crack on. Alan Ambrose
Ah this is interesting - I'm finding lines like: "Improved energy efficiency and a reduction in CO2 emissions in buildings can be achieved through various means including orientation, siting, photovoltaics and heat pumps." ... in our local plan. That's helpful. Alan
