March 30, 20224 yr I am thinking of proceeding with my proposed project of a new residential 3 storey build by going along with a developer on a joint venture basis. However I would appreciate any pointers/advice on how to find one and then how best to proceed. Lastly can I ask the moderators to please move this discussion if it should be in another catogry
March 30, 20224 yr What do you mean by joint venture? Do you have a plot and want a contractor to build a house for you? Or and you wanting to build a place to sell?
March 31, 20224 yr Author I have a plot with a house and would look to get an developer to do the planning and build and fund, then we split the profits once sold . Less outlay for the developer but still a worthwhile profit for him.
March 31, 20224 yr So the developer takes all the risk, and you take half the profit ..?? Doubt you will get many (any..?) signing up to that especially on a single plot development which are usually spec developments for individuals rather than for sale.

Building it is a job with relatively little margin and a lot of risk for the builder, especially in these times of high inflation impacting price and availability of materials and labour. Why do you think the big box builders look to value engineer their developments to within an inch of their lives and then frequently build well below that standard? At best you may get a developer to offer to purchase your plot at market rates - maybe more subject to planning being granted but again, some significant cost would need to be sunk in professional services (architect, surveys, consultants etc.) to make that happen. Have you any idea whether such a scheme would get planning? What steps have you taken so far?
March 31, 20224 yr The deal sounds over complicated. Is this a house that you own with a garden plot? If that is the case it would be easiest just to sell the plot. No tax implications for you and the developer will pay the open market price as long as you market it with a decent agent. As you are not a developer, lender or builder, there is nothing else you will bring to the relationship. If the plot does not have planning it is best to obtain outline consent. You could sell an option or conditional contract but on a single dwelling plot this may be a headache.
