MYL
Hi everyone, I would like to ask if planning can refuse a proposed building/extension on aesthetics basis? Knowing that it is not a conservation area, nor a listed building! They state that the main reason of refusal will be "the impression of a convoluted and disjointed front elevation, which arises from the unusual massing and range of fenestration patterns, the series of different balconies and the large number of different roof shapes and spaces." Many Thanks
the_r_sole
Planners have a complete get out phrase of "not in keeping" or similar which basically means if they don't like the look of it they will say that
Moonshine
@the_r_sole is correct and this is the time for you or your architect to liaise with the council to find out what the issues are, and its is something fundamental or can if changes can be made to allow approval. Conor
I think this is a case of the planner simply not liking it. However, the comment above seems to refer to the front elevation? Planners generally do not like extensions/modifications that significantly impact the primary elevations. It should be detailed in the planning policy. Ours was quite explicit regarding what should and should not be visible from the road, and we based the design accordingly.

nod
You should look at it as round one to the Counsul It’s up to you to come up with a modified design However if you are set on this particular design It would be worth speaking to a planning consultant

One council has a policy where the extension needs to look like an extension, the neighbouring one encourages extensions to be in the style and character of the original building ..! They are also now going to the point of ignoring “street scene” and allowing large extensions on streets of brick finish houses to be rendered along with the rest of the building as a “statement”…
