Rear Extension Under Permitted Development Question

Hi

 

Total newbie here, but confused by permitted development rules.

 

House is detached with garage at the rear (blue on image) at the boundary. We are looking to do a single storey rear extension 6m back for the full length of the house. Trying to find out if we do it for the full width of the house including the garage (orange on image). Can’t seem to find anything on if it can be done behind an adjoining garage without planning permission.

 

would be great full for any advice on this

As its more than 4 meters deep it will (at least) need to go through the neighbour consultation scheme. See "g)" on page 17.

is there an easy way to confirm if the garage was original? There is nothing on this house in the local authority planning website.

Although there may be no Planning history on the website, the LPA should have some on file but there may be a charge for it.

 

Depending on the age of the property and if any of your neighbours have submitted Planning applications in the past, the Planning Officers’ report that accompanies those applications may make reference to an original Planning approval. That original Planning application may have been uploaded to the website somewhere or failing that, you can ask the LPA to provide you with copies of the approved drawings, etc...

 

Btw, anything built prior to and up to 1st July 1948 is under PD considered to be ‘original’.

You can go in and inspect the file in person - I think without charge.

 

Obvs depends on Corona, but if the inspection is free and they try and charge you for online docs could argue that it should be free as normally inspection would be.

 

Or try an FOI.
