October 9, 20197 yr I was reading an article that stated that the cost difference was now very little Due to a massive increase in bricklaying costs Then I thought Will the TF companies adjust there prices based on this
October 9, 20197 yr I think this is probably right. Just sent drawings off for some trusses - firm asked if I wanted a TF quote. If their prices haven't gone up as much and they're still making the same margin I think they will enjoy being able to pinch a bit of market share rather than trying to steal a few extra percent on each job. I remember being quoted 2500 years ago for a bungalow tf thinking it was dear. Blocks were probably 50p then 2010 ish? Laid rates certainly weren't 15 a metre. The TF looked a lot dearer

October 10, 20197 yr Author Problem is the other trades rates have gone up also Difference with the brickies is the forms are often guaranteeing a couple of hundred a day rain or shine Not much has been built out in the Lake District lately
October 10, 20197 yr Well just had a quote back for the place I'm currently on with. Surprised with how it came out. Once you strip the roof trusses and labour out of it (needed whichever method) I get t/f to be around double the price on this job! They want 1500 to design it! Paid an architect less than that for b.regs drawings.

Paid an architect less than that for b.regs drawings. Surely the TF labour is much less than the b&b labour? Our frame was up and watertight in 3 weeks, and that was nearly 300m2 above ground plus all internal stud walls, floor decks, roof felted & battened. Windows were ordered off plan and arrived on site as the roof was being finished and went in over two days. Same for Velux. For me, that's the main advantage of TF - compresses the on site schedule but admittedly at an increased material cost. I just used the TF structural drawings for B regs - didn't see the point of paying twice.
October 10, 20197 yr Did the tf drawings do all your below ground details and other things needed for building regs then? The whole TF package is around 11500 supply erect and design Trusses are around 1500 I'm allowing 2k to fit. Design is 1500. This leaves 6500. Blockwork (laid), sand, cement, lintels, ties etc come to 3600 insulation excluded in both

Looking at a per m2 rate and using roughly 10 blocks per m2 per leaf, this is - very roughly - 110 blocks per 1m length of 5.5m tall wall of a two storey house. I think I read here it costs £1 to lay the block and the block itself is at least the same. Which means £220 per linear meter of the wall. Will be happy to have the calculations corrected!
October 10, 20197 yr It's around 100m2 of wall. Blocks 9.70 labour 15 ish. Without getting too specific with the numbers the tf quote is for the same property
