Hi all We're at the very beginning of our self build project and wondered if anyone has a budget spreadsheet template they'd be willing to share with me (remove figures if preferred)? Ideally I'm looking to track quotes, spend, materials, specialists, trades etc and also use it for the VAT side of things. I've found a few older posts on here asking the same but the people I reached out to haven't replied, probably because they're now finished and no longer use this forum! I've also looked online but everything is very US based so not ideal. Thanks so much!

Still going with my VAT return... almost there though! We do not have completion so will need to provide some other evidence. Did anyone use a letter from their mortgage company? This is ours: This is to certify that ********** released, on 27/01/2021, the last instalment of its loan secured on the building at Plot 4 ********** because the final valuation completed on 25/01/2021 confirmed a sufficient property value to support this release. The HMRC VAT return notes state that they need to know the building is complete... do you think this letter will suffice or not? Confusing! Glasgow City Council won't give us temporary habitation...only the full thing. I'm loathe to start paying council tax when there are literally no services on our street. Its a dump!! No bin collections etc etc etc... Thanks! Joanna

Does anyone know how long it is taking the TAX office to come back regarding DIY VAT reclaims at the moment? In order to ensure I don't get clobbered for CIL I need to submit CIL form 7 which requires "An approved claim for HM Revenue and Customs for VAT refund". CIL form 7 has to be submitted within 6 months of completion certificate and hence I'm starting to worry. Any info gratefully received.

My question is regarding VAT (the VAT office phone line as others have reported is not working). My wife and I would like to move into our property before it is totally finished as we have a newborn baby. Once building control have signed the property off, is that what VAT reclaim consider to be “completion” as I still will need to do stuff like finishing the driveway, decorating etc which are all VAT refundable? On a side note - can anyone recommend an insurance company who will insure the property with us living in it before it is building control completed but has gas and electric signed off? I really appreciate any replies that can help us. As ever, the government don’t make it easy!

Hi Can the VAT refund be emailed in? I've spent ages making a huge pdf of all the invoices in one document but I saw they want original invoices. As pretty much all of these are electronic, they'll all look like I just printed them off my computer —which I have— and so, sorry if this is a stupid question, but what would make them originals? Thanks

I buy quite a lot of stuff from local auctions, such as recently 2 sinks & 2 toilets for the grand sum of £22 + VAT + auctioneers commission + VAT on commission so total of approx £30. But, as these items have VAT added as they are being sold by businesses, usually closing down, can I claim the VAT on these items. Although this item is low value over the last few months I have spent £100's on items, many of which have VAT. Now, I realise that I;m getting bargains to start with, so am I being greedy. The issue is that although I have the auction receipt which shows VAT being added they do not provide details of the seller, so I don't know who I've paid the VAT to.

Hey all We are living in temp accommodation whilst I do the build ; the boss is finding this difficult!! If later we moved into the build and it wasn’t complete but had a usable bathroom would the bco sign it off as complete because we are living in it ? My concern is once that happens we only have 3 months to submit all the vat returns and yet the truly completed project ( and therefore valid receipts ) could be another year away . So can I live in it but not have bco sign it off ???? ?

Hi everyone Will be needing a company to reclaim VAT payments on our completed DIY new build (BC will sign off in about a month) I'm not great with paperwork, so... idea is to drop off a box of receipts... And wait for cheque! Prefer to use someone in Kent if poss (not keen on sending paperwork through post!) Any recommendations welcome

On the Discounts thread and off-forum we are having a debate about how to recover VAT on purchases made with a Gift Card (eg from an Employee Rewards scheme). So, for example, if I put my £12k kitchen or £150 paint through a Wickes or B&Q Gift Card in order to save about £1200 or £15, what documentation do I have obtain and present at the end in order to get the VAT back from the HMRC under the DIY build scheme? I will be asking HMRC for advice via the Helpline, but has anyone successfully completed this cycle? What did you do, and eere there any difficulties? There are at least 2 different cases ... one is where VAT is charged on the purchase or top up of the Gift Card, and the other where it is charged at the time of Sale of Goods. Homebuilding Mag had *this* article about VAT Reclaim in 2016 by Accountant Andrew McDonald, which does not address this detailed point. Does anyone happen to know Andrew to invite him to comment on this thread? Any experience or resources will be welcome. I hope to produce a small FAQ at the end. Rgds Ferdinand
