Please see attached photo of the build that was taking on Sunday, as you can see I am quite away getting a roof on but wanted to be prepared So I feel I am in a good position to make changes to the roof structure as I haven't fully agreed with builder yet, my only concern like everyone at the minute is my ever dwindling budget -

This is where the answers of a first time house builder/novice comes in: Yes all the kit is on site Not sure on the roof but i will find out My target is 3, it is part renovation/part new build so aiming to get as low as possible Nope, I was just planning on plaster boarding and skimming it (guessing that's not the right answer) Appreciate all the issues raised, you have now got me panicking Have you any suggestions of how to counteract these issues? I can't think of a other suitable location for my unit else where within the property Would creating a warm loft solve this though? I am guessing this would be a lot more costly? Many Thanks -

142 Main Street - MVHR.pdfHi All I am at the stage now that I am planning my first fix items, I am DIY'ing my MVHR install but i haven't done one before I have attached my plans for info As you can see the unit will be mounted in the loft and vented out through the roof. I will be planning on having plenty of insulation in the loft I was just after some inspiration of the best way to install/mount the unit in the loft? Would people recommend creating a base to sit the unit on with the manifolds? Would people put noggins between the joists for the ducts to sit on? and guessing all pipes would be below the loft insulation Basically any photos are their MVHR install would be very much appreciated, or point me in the direction of where to find some As always any information/advice greatly appreciated Many Thanks

Hi all (again) Have a couple more questions if anyone could help I need to fix my strong backs with 3.1x75mm long galvanised ring shank nails but when I put them in google all I get is the paslode nails. Could anyone recommend any similar suitable ones from Screwfix /toolstation… I found these are these suitable? https://www.screwfix.com/p/easyfix-annular-ring-nails-3-75-x-75mm-1kg-pack/18793 Next question, I need to put noggins between a few joists to support a stud wall above. I think I need something called z brackets, are these them? https://www.strongtie.co.uk/en-UK/products/slotted-z-clip-zs Will standard CLS 63 x 38mm timber be suffice for this? sorry for the simple questions but I want to make sure it’s done right Many Thanks

I am also having this dilemma at the minute on what to install on my first floor. Ground floor is in the 50mm screed above 200mm PIR First floor - solution I am thinking of going for at the minute is profix panels from UK underfloor heating https://www.ukunderfloorheating.co.uk/product/profix-panels/ I will be fixing this directly to my first floor 22mm T&G floorboards and then it will have a thin layer of screed all over. This was suggested to me so the heat wouldn't have to transfer through the floorboards first....especially as we are having ASHP

I spoke to the joist designer and he said they went the size below so they wouldn’t be taller than my RSJ. They stated as long as they are more than 2/3s of the depth of the joist they are fine. Rang the building inspector and he was happy with this if Pasquills confirmed

Morning All I have just noticed on my drawing (and in bags i have now received) they have specified/sent 152mm high joist hangers for my 225mm posi joists Is this normal? I don't want the building inspector to pick this up once I have done it Many Thanks

Me too, i have spoken to them this morning and i have now have to email them with all the details so hoping to be ok. (fingers crossed) I know! I still can't get my head around I only have one photo unfortunately of the furnished lounge (back from March 2021) but the lovely lady at the council suggested a signed letter from the old owners may also be suffice Will update you if i get something back Once again thanks again for replies -

Thanks for highlighting this, I have a photo from the estate agent on WhatsApp showing me the lounge which is full of furniture. Back from November 2020 when it first come on the market. my council website says just unfurnished properties (see attached screen shot) I have a read through and can’t see it affecting it either (attached image second bullet point) it just says that has not been lived in I have a letter from the empty homes officer stating it was been empty from 2009 as my evidence -

I do yeh. I have all listings saved etc.. On the council website it mentioned unfurnished properties were subject to the premium etc but on the council tax letter it was listed as empty house premium. what’s the difference? this being furnished doesn’t effect it being empty for VAT reclaim purposes does it? I wish I could get you to write my letter/ represent me 😀 in all seriousness very much appreciate all your replies on this topic. regarding the increase I think this is happening anyway as mentioned previously a council officer drove passed on the chance and took some photos and reported it to the VOA -

Thank you very much @Adsibob I will start drafting my letter and gather all the evidence today. Still not sure how to approach the council tomorrow Regarding the cancellation of bands, a local council officer was driving passed my property the other month (beginning of November) and took pictures when the roof was and said she was going to inform the VOA so think they already may be in the process regardless of what happens maybe our property is currently in band F (which i think was high for 3 bed bungalow) we will extending it to be a 5 bed house and hoping it will be only re assessed to the band above as there is go properties in the village above band G -

Has any body dealt with the valuation agency? I feel if I can prove it was ‘derelict’ I could claim all my council tax back…albeit i will be stung when it get revalues. when we bought the property (June 21) it had holes in the roof and fascia’s (numerous places) , mould everywhere, plasterboard ceilings falling down, no heating system. I think I am clutching at straws to think they would class this as derelict. It was certainly not livable when we bought it, especially with a pregnant wife (found out month later) -

The house was left furnished, well full of furniture when we bought it. The previous owners then cleared the property 2 weeks after we completed -

As this comes out of the joint/bills account there will be around £2k in there with £500 overdraft. No where near the the £11.7k it looks like they are planning to take -

I have a letter from the councils empty homes officer saying this property has been empty since December 2009. That and now the council trying to charge me this would hopefully be sufficient evidence -

Thank you @Adsibobyes I was just worried that the payment might bounce and be negative impact. Thanks @ProDave Does getting my property getting removed from the council tax list/band affect anything to do with my VAT reclaim as I using the conversion forms as being empty for over 10 years -

Thank you all for your replies. As you can imagine I have been thinking about it quite a lot. I have been over our council website a few times (Rushcliffe) and there is no mention of anything to do with uninhabitable only unfurnished (see screen shot attached) however on the form it says empty house premium not unfurnished. However it was furnished when we bought it (albeit it not been used in 12 years) I cant find anywhere where it says this carries on between owners but I presume it does I think the only chance I have is to get the VOA to delete the property from July 22 where I have photo graphic evidence with the roof off and then have to pay 13 months at 400%!🙈 But I have evidence that the property is not livable from July 2021 but still has a roof. Could my conveyances offer legal advice on council tax matters? Was thinking of trying to speak to someone else first before speaking to my council and potentially dropping myself in it They have not tried to take any money yet but it looks like they will try to on the 3rd. As mentioned concerned it will effect my credit going forward Thanks again -
