  14. The author owns the file(s). The fact you have fallen out with your Architect, I cannot see them sharing any files with you.
  15. So was the report mentioned in the Pre-app response (as per your original post) or Outline Approval with conditions decision notice? If the latter, you have no choice but to submit one. The Outline Approval would take precedent over the Pre-app response.

  17. What are you proposing? If it is required as part of the validation process, then it will be needed to be provided upfront.
  18. The 30sq.m doesn’t have anything to do with Planning. If you have Class E PD rights and the outbuilding complies with the PD requirements, then Planning would not be required. You could submit a Lawful Development Certificate application to confirm it is PD.
  19. It depends upon the overall design and character of the property along with the local area. If you’re having flat ceilings internally, those eaves heights will provide you with internal ceiling heights of around 3.15-3.65m.
  20. Traditionally, eaves would be a minimum of 2250mm above ground level (2100mm above DPC) and a minimum roof angle of 35 degrees. But there is a lot more to the design than that. It sounds like you will need to engage an architectural designer.

  22. Have a search on your LPA’s website for DoC applications and you will see what is uploaded. The uploaded information is not that dis-similar to that of any other application. It’s in the public realm.
