Thanks Hobiniho I'd most likely use a combo of glue, screws and nails, I'd need to get my SE to specify connections. In terms of building , I'd probably go with a large gazebo set up, on top of the slab. I do also have a small workshop on site. The doing bit isn't the issue for me, framing's fairly simple, what's more difficult is establishing if it's actually commercially viable to do it all myself when compared to a specialised TF company. Fleming have quoted 48k to fabricate and install based on PP sketches....Could I actually purchase the material and do it myself for that kind of money? Without the benefit of accurate MTO's from CI drawings it's impossible to cost up. Does anyone have any thoughts on what kind of a saving (if any) I could make? Cheers

Ok..so I'm as rusty as hell, but before I eventually came off the tools 15 years ago I was/am, a qualified and time served carpenter/joiner (I like to think a pretty decent one too) admittedly more experienced in fit out than first fix framing, but I have cut a few roofs and first fixed a fair amount, wood is wood when all said and done. Once the design engineering process is complete...other than it taking a millennia, what's stopping me dusting off my Paslodes and building the whole thing on site, on my tod, stick by stick...?? Anyone else done this???♂️?

Folks... I very recently bought a plot with full PP for a perfectly nice oak framed house, the problem is it's someone else's interpretation of nice and not my dream. I would very much like to change the design to a more contemporary and simpler clean lines design, optimised to suit contemporary timber frame...is this doable??. If I go for a complete re-application it will be the third in four years..The plot is in the conservation area of a village in North Herefordshire. Any similar experiences out there?

Conor, what's a temporary site kiosk actually look like? Will they insist on one of those metal enclosures like BT use bolted down to a concrete slab or can it be something a little bit more primative (and cheaper?)

Cheers AB Just been onto Severn Trent site, they want £137 quid just to supply a quote..! Do you reckon a local contractor might be able to give an accurate estimation? The plot is accessed via a council adopted road which serves neighbouring properties (I think)

Filled out the online form for a Western Power connection offer??? Now for water and sewerage, what’s the deal there...? Do I go to an approved contractor or water company direct..my water company is Severn Trent BTW.

Actually I rang Herefordshire planning about that this morning Temp, apparently they suspended CIL in 2016, so my understanding is I don't need to go through the exemption process...maybe a stroke of luck there.

Thanks for the advice temp, it's a garden infil plot with road access, so fairly straightforward in terms of validating plot. There is an electrical post just inside the land. Drainage in road is uphill so might need to put some kind of treatment plant in. Full PP in place, but I'll need to tweak it to suit my (tiny) budget. Cheers Approved Site Plan.pdf
