  1. Nothing that we or the architect thought was overly complicated and it’s was deliberately specified to try and keep the costs down. It’s a flat EDPM roof wrap around extension giving us a small utility, new kitchen, moving boiler and living/dining room, quite a bit of glazing but that was coming in at £12.5k + VAT. We had budgeted @ £2000 pm2 including VAT and thought we’d be fine but obviously not. ?‍♂️
  2. Thought I’d resurrect this one, we’ve just had 3 quotes in for our extension based in NI, 37m2 and they’ve all come in around £127k inc VAT which is substantially over our budget of £70k. Have to say they’ve disheartened us quite a bit as the research we had completed and along with the architect we felt it was achievable for the budget.
  3. Read this thread with interest, we’ve just went to tender with 3 different builders for our 35m2 extension. Albeit we’re based in NI which I’m sure we’ve considerably cheaper labour rates but I’m still expecting quotes to come in higher than we originally expected.
  4. We’re in Coopers Mill, thought about moving but struggled to find anything we really liked in East/South Belfast. We’re one of the lucky ones with no one over looking us at the back and have a decent back garden so decided to stay put and put a kitchen/diner extension and utility room on.
  5. @dpmiller thanks I’ll give them a second look and I’m sure I could make the trip from Dundonald to Cookstown ok ? I’ll do more investigations into their flat roof lights.
  6. Thanks @wozza and @bassanclan, had planned to shop about and eBay is definitely a good shout. Only drawback are the delivery restrictions being based in Belfast, anywhere I’ve tried don’t deliver to my little backwater.

Had a read of a previous post on BH where people were discussing the various benefits of velux/fakro/keylight roof windows and was wondering if anyone had any updated opinions? architect has specified a velux integra CVP 100100 0673 QVA with curved glass cover ISD 100100 1093 for the utility room in our extension. Priced on Velux and it’s £1400 + vat, am I just kidding myself looking at other cheaper options and better going for velux off the bat? Cheers!
  8. Gents thanks so much for the informative replies, I’ll definitely look into the 2 speed units. SAP calculations came in today so we’ve got our Part L compliance ok and revised SE and working drawings due by end of the week. Time getting close to go cap in hand to the mortgage company and out to tender!! ?
  9. Thanks @MrMagic and @joe90 for the quick replies, noise from the fans would definitely be my biggest concern but then they wouldn’t be on 24/7 and obviously heating the space sufficiently . Some more googling required.
  10. The title says it all, extension planning is moving forward and we should have a full drawing package to allow us to go to tender this week. My main issue is that wall space is limited in the kitchen for radiators and our budget won’t stretch to wet UHF (retrofit or entirely new) and I also didn’t want the added expense of having to take the existing subfloor up to get the required depth. have been looking at hydronic plinth heaters for the kitchen (5.5m x 3.5m) and new utility room (2.4m x 2.6m) but finding any definitive reviews has been difficult. anyone any opinions on these or alternatives Cheers!

  12. Only my second post but was hoping someone could recommend a structural engineer in Belfast/North Down to do the calculations for our single storey flat roof extension. Will hopefully have my BC/working drawings next month after getting Christmas out of the way!!
  13. Hi guys, thought it was about time I introduced myself after lurking in the background for the last few months absorbing as much information as I can. By way of background, I’m based on the outskirts of Belfast and been granted planning permission for a single storey flat roof extension to the side and rear of our property which will give us a new kitchen, some open plan living/dining and a utility room/garden store. We’ve employed the services of an architect to get us to building control approval stage but I’m questioning the value of taking his services forward after that. The current plan of action is once we have building control drawings and then use my wife’s QS contacts (they’re doing the work for really reasonable rates) from her old job in a Planning Consultancy and ask them the pull together a detailed specification and BOQ which will allow us to know exactly what we require when going to builders for quotes, the QS has also said they’ll evaluate the quotes to make sure we’re getting value for money. Does this sound about right to everyone or am I way off base? One other question, am I better sourcing my kitchen and widows myself as a supply and fit or is this something that I could do with my builder, just thinking they might be able to achieve so steeper discounts than little old me.
