  2. Having had and continue to have a few issues with suppliers for part of our idea.... We thought lets get some local input for a comparrasion. One luck at our plan and it was a teeth sucking oh you cant do that moment from this fella which kind of scared us... He had lots of other why are you wanting it like that... He came over cocky over truly unaware of alternatives. I'm trying to be kind here. But he left us with huge doubts and worry that a design we have spent months developing isnt any good. Having looked on Google earth at least two maybe three neighbouring properties have 4m extensions

  5. Who have people used for a raft foundation? I am struggling to get any info to compare systems. Isoquick - called but no reply yet 72 hours Passiveframe - they say they are too far away 75 miles Kore - quoting but giving us heads up they dont tend to supply indivdual builds Insulhub - want 700 to deliver about 80 miles... Anyothers worth contacting ?

  8. That's EXACTLY what i did do And funnily enough the 5k quote 72 hours on his urgent quote not mentioned before is still to materialise. Speaking to other professionals they have all stressed sub five k for a routine build is excessive. And the lad who suggested it was needed has a background in cement pumping hardly SE background.
  9. We are getting things finalised for our extension and summer house build. The main chosen supply at this stage had been reluctant to give a figure of any sort over the last ten months until we had some drawings, which i get in part. Over the development of the projecr communications have been rapid. And responses swift. People "who understand" the product have been suggested to us but this is the big but no one would seem to give us ball park figures stressing they needed drawings. My partner is a chartered accountant in financial control she LOVES approximate costs. So that's been an added worry. Our design and size isnt anything too unusal.. So 48 hours ago we received the big news of their costs. I guess a big issue has been covid in that they offer trainung usually which i guess they may offer more insight on the product and costs. The architect gave us resssurance on his visit that what we are doing was a ball park figure of less than we had budgeted, not much but a few hundred. So to the quote they had done basically two quotes..which looking over them in detail, im now at a loss as to why they dont do ball park quotes. One extension has been quoted with no doors or Windows to me thats just sloppy. Being told when you work out the doors just deduct them. Windows and doors are on the scaled plan! Which they have said we cant give exact figures til they had the plans. Two quotes one they do all the work, we had stressed in many conversations i intend to PM it and be the main person doing the build buying in elements from others again talking to their staff you could buy days of their time. 48 hours ago that talk was lacking again, having been told at Swindon what we had requested IS information they have and do distribute! Frustrating we cant have it. We were looking at two forms of ICF from thsse people, chosen because of the ability we have been told to do it ourselves. Then they suggest as a urgent need a soil survey at sub 5k... Oh then on the quote they have included delivery in four parts which we had been told would be able to delivered on one wagon but each element has a delivery charge. 990 1080 700 750 Which the dev manager says oh we can talk about those...talk about them? Too right when the materials cost circa 20k The site is an accessible surburban setting the materials are being distributed and delivered to 80 miles or so 70 plus of the trip being on the m1. I feel a bit mugged off if truth be told.

  11. Right rang local building and they jokingly asked why id started planning a housing estate! He also sort if suggested for what reason did the system require so many samples? If the raft was designed ok and the structural engineer had specified the amount of steel and maybe more concrete what real purpose would 8 bores do. Looking through the quote the supplier is looking at in the first instance of 2.5k for delivery of icf blocks and insulation. Im feeling a bit mugged of..the volume of delivery i dont think justifies 2.5k

  13. HELP! We have engaged an architect who has come up with some strong designs for us. We are adding a decent sized extension and summer house on to what seems decent land. The block provider has suggested we work with a SE and to get a soil survey The loose quote we just had for eight holes is £4800? What are peoples thoughts We were not expecting a fee in that range.
  14. This is a subject that had escaped us nearly during the reaserch and design phase of our build. We are I would think looking at a fit into our new build and fitting into the existing house as and when and where it could be practical. We had our design highlited for better practice with seeking planning in regard to the new toilet space we are creating under the stairs which we got needed some form of vent. It will almost become the centre of the house and in need if a ventilation or blowing of wiffs! The original dining room will also become 4m away from an exterior vent so that i guess will need some form of vent. The extemsion element of the build will be in isotex block ans raft floor foundations possibly with wet underfloor heating. The roof is being researched but we woukd be looking at a much insulationas is possible without costing us the earth! More practical affordable approach over what i beleive to be passive approach. Is there much variance in cost between systems? We have identified or been told so far we should look at.... 2 wet rooms kitchen utility 1 isolated room mid house 1 toilet under stairs 2 bathrooms upstairs Can a MHVR be used to distribute heat across the house too or am i being overly ambitious? What have others used? Your help and practical approach here is welcomed and thanks in advance

    I had it in my head to run them all front to back and yes they are fora single story roof joists.

    Getting my head round joists and I like the look of the metal web joists with timber which seem to come in a variety of trade used names. Is there much variance in price for these? How much energy is it worth spending to get the best price? As it stands at 400mm centres i reckon i need approximately 7 @6m amd 19 @4.4m as longitudinal joists

  23. I'm in Rugby and struggling with most timber yards not being "open" to find a few sheets of BB grade ply. I just want a few sheets that I can fit in my car within a reasonable collection distance of CV21. I tried the best independent according to their blurb and despite a load of flannel would not be prepared "at this time" to sell sheets not on a pallet!
  24. No further away. Just the other side of the wall and possibly an inch or so closer. As to your 2nd question no idea..not had our papers yet
