  1. How come yours is a D when up to current regs? (Mind you started about a decade ago 🤷‍♂️)
  2. Is it your fence? When re instating the fence why not use concrete gravel boards, they come in 6” or 12”, if you use 12” you can put them in so your side is 12” but neighbours side is 6” which gives you the 150mm you need below the DPC (and still use weed membrane and pebbles/stone so no maintenance as you can’t get in there again.)

I agree with trickle vents and fans in wet rooms but by the sound of it (and @Del-inquent will correct me if wrong) the house is not exactly “air tight” like a new build so extensive ventilation is not required. i once argued (and won) with a BCO that night opening windows ( a window that could be locked slightly open) negated having trickle vents.
  4. Well, I disagree. Houses in my opinion are overpriced but people are scared of losing value. I think the biggest problem is younger people cannot afford to get on the housing ladder, if house prices fall to a more sustainable level it will be fairer.
  5. When I got the EPC for my rental I disagreed with the result, found who the assessor was, argued my case and he altered it and sent a new one (he admitted they had to make some assumptions which might not be accurate).
  6. @AdTee what did your architect say? Is there anything (fence) on the boundary? Going back to my reply earlier with vertical slates, you could always do that and lower the ground your side of the slates by 150mm with drainage stone on weed membrane. your splash back is not a problem because your cladding down to DPC level 🤷‍♂️

  11. But they have other values, cellulose is better at sound insulation and decrement delay (if I remember correctly). Cellulose would be my choice.
  12. I would prefer Laurel and put some sheep fencing tight inside it for it to grow through then dogs and people can’t get through it.

  16. I used 300mm I beams for my warm hipped roof, they came with galvanised brackets for the hip joints.
  17. The reason for DPC to be 150mm above ground level is to stop rain “splash” (rain hitting the ground and bouncing up the wall ) but as your cladding over the DPC this won’t be a problem. I would put some vertical slates in the ground at the boundary and fill between them and your wall with 50mm stone to act as a French drain. You will need to create a soakaway at the lowest end.

  19. Not necessarily, long term the council benefit from council tax which in turn benefits the locals. Near to where I built, a small village refused any development, no incoming families, mostly older people but they all complained when the very popular village school had to close because of falling numbers 🤷‍♂️
  20. But were they valid objections or just NIMBYism, I had a neighbour who complained about everything I did but his objections were not valid and ignored in the end.
