  1. How many objections are “valid” .?
  2. The 150mm difference is to stop rain slash above the DPC. I reduced mine to one brick to reduce the step as a trip hazard (IMO) . I then treated up to about 500mm above DPC with a water proofing agent. I took a punt but the BCO was a decent guy and accepted my reasoning. I think it could be reduced to nothing to give a flat entrance especially with an atco drain as well. i do have a reputation for breaking/bending/challenging the rules. 🤷‍♂️
  3. Same with me, but I still won. I actually proved next door was 1200mm higher than was quoted or documented on their planning (but was so long ago that it didn’t matter) :. I went to a hip roof to reduce “massing” and that was taken positively by the appeal officer.
  4. But how many of these objections are valid? Don’t give up, I didn’t and got EXACTLY what I wanted in the first place. NIMBY,s the lot of them.
  5. Oh you are so right, however any objection has to be valid. Our neighbour who objected on many grounds were told that their objections were not valid and ignored. So don’t despair. Just look forward to being able to wave good morning every day from your new house in the future 🤣
  6. This is why every little detail needs to be ironed out in advance , never assume anything. Planning, planning, planning.
  7. Small modular reactors (SMRs) don't always need to be near water because some SMRs use air cooling instead of water cooling: Air-cooled SMRs Some SMRs, like the Last Energy PWR-20, use air cooling instead of water cooling. This means they don't need to be located near a body of water for cooling.
  8. Based on the excellent customer service I have had from Octopus in the past give them a call.
  9. It will be interesting to see to see if SMR,s can be viable, especially if UK built (rolls Royce)
  10. I used one of these and a p trap
  11. I get that but mostly you can pull the membrane from a distance,
  12. I used one of these, dead easy to use, one handed use, reasonably priced. https://www.deubaxxl.co.uk/hammer-tacker-stainless-steel/105471/?gad_source=1&gbraid=0AAAAABwmGWKbaubbZFwbS5ukBqQXMrwoN&gclid=CjwKCAiAm-67BhBlEiwAEVftNncvbi3sDeqLHatNY5kZgG2DhlhNuZtZcHGEhPruJ4A0Kl6JqszWFhoCA8YQAvD_BwE
  13. I did similar to above but used 50mm pipe through wall and up.
  14. Glad your op appears to have gone ok. Yes on the side or a piece, or ply the depth of the joist glued and screwed and then drill both.
  15. you only need the brackets to extend out, why not just screw gutter brackets to the end grain of the renters?
  16. +1 and no cold bridge.
  17. https://www.quick-garden.co.uk/single-wooden-garage-4m-x-6m-13x20-ft-44-mm.html?_gl=1*17bbme2*_up*MQ..*_ plus concrete slab approx £400 roof shingles £493 clear coat £194 i didn’t want their garage door, I forget how much they deducted to leave it out and I bought this up and over period door from a national door company.
  18. Quite, Quite Quite
  19. Yes and “drill baby drill”. A real climate sceptic.
  20. So, reading the above perhaps I can offer a different point of view. Rather than slating the brickies we should concentrate on “the builder” , yes they get all the bad rep as well but if the builder, who employed a bricky, spelt out what is required, the cost of the installation was incorporated in the build price and if a project manager were involved then there is no reason why a good job cannot be achieved as it was on my build. As stated above somewhere it’s not rocket science. i do think it’s a shame we no longer hear of the term “clerk of works” , an overseer of standards of work..
  21. And standing charges.
  22. In the house I have a re chargeable shark which does a great job and very light but may not last for a large area. The numatic is great for the workshop and dog hairs in the car.
  23. So the question still stands, who is qualified to instal cavity insulation. In my case I explained what i required to the builder who did as I asked. Others would employ a project manager I guess. I think it’s disingenuous to assume all brickies have no common sense.
  24. Not a lot (you can’t see the other side 🤷‍♂️)
  25. They are in the snug. (Sorry steamy). IMG_0620.mov
