Does anyone know... do we need construction drawings or what? My architect has all but said 1250 is too cheap something is a miss. But I like the guys having spoken to them.

Said same to me but with an added statement - The drawings that we produce are not construction drawings but describe a specification that can be used and developed by a competent building contractor experienced in the type of work described by the Architect. Not sure what it means.

1250 plus vat for me too, I got a few quotes all various prices for the same thing. Millards- 3385 + vat Fair Hurst- 2400 + vat D Narrow- 2800 plus vat. Ramsay and chalmers plus vat. I like the price of ramsay and chalmers but they said in there quote - "The drawings that we produce are not construction drawings but describe a specification that can be used and developed by a competent building contractor experienced in the type of work described by the Architect" ??? Any ideas what that means?

Hi group, Can anyone reccomend a structural engineer in the east of scotland? Can anyone share there price for a structural engineer? For building warrant stage? We got recommended millards from our architect but they seem like there over charging, they wanted 4k plus vat then we told them we have already had ground survey/site investigations carried out previouslu before we purchased the land and they agreed to use that report so I expected a slight reduction in price but they have said no.... so in my eyes there charging us for something that doesnt need doing. Hi guys, The drain runs east to west on the south boundary of our plot - we 100% need to do something as we will need to use the pipe to gain access to the rest of the plot. It is in the planning that it needs to be sorted and explained in detail before we can start or something. I'm just trying to budget now so wondering what the cost will be, I think I would only have to do 3m wide or so just enough to cover an entrance.

Hi, Looking for some information - running along the boundary of my plot there is a waste water pipework from a house next door, shortly we will be making a entry to begin working - the neighbours are saying the pipe is quite flimsy and only a few ft down and will require protection before diggers and machinery cross over it.(I understand that) also I dont want sewage pouring into my plot so my architect was saying we would get a structural engineer involved and will likely concrete the pipe in at the entrance so traffic can cross it. Anyone ever done this? Or has anyone got any other ideas? What sort of cost do we think we should be looking at for this? By my understanding we would dig down to the pipe and concrete around it and fit s inspection hatch. Thanks in advance. Mike

Yeah our circumstances are quite unique I had a mortgage advisor go put feelers out and darlington have came back and said they would accept our circumstances. However you must go through buildstore/buildloan to access them they have said. But yeah I have heard there alot of fees.

My thoughts exactly. If I was self employed you can get the boot just as quick as if your zero contracted.

I just find it mad, I thought they would of offered even half your salary or such like but seemingly zero contracts are a absolute no go. No garuntee of hours but 6/7 years constant work with various p60s stating high 70s/80s k for all those years I feel should be taken into consideration. Seemingly it's just scotland that's the awkward bit, I'll need to write to miss sturgeon haha

I know rules are rules but its ridiclous, 100k a year zero hour vs 20k a year fully employed. They favour the 20k LoL!
