ok thanks im going to give this all some consideration mabye i need to increase the budget to 240 and manage trades? what to you think about my idea of putting a window/opening doors on the side of the house where the family room is as there are good views to the west and this is where lawn will be? will it add much cost?

Some very good points, the way i see it the lounge is in a good location for sun and views, i thought about mabye putting a window on the side of the house where the family room is as there are good views to the west, the kitchen wont have much view or sun but i dont spend much time in there anyway? Would it look weird having a window in side? I could mabye actually make it the one that opens out onto patio as the lawn will be west of the house? I didnt realise the stairs would take up more space thats a good point though, thanks!

Was planning to find a timber frame company to do the full job once plannings through, can dig trenches for pipes etc myself and transport the soil away thats about it, will prob do the painting etc inside myself

the front will face south, im thinking of removing en suite on bedroom 2 and just having the bathroom and master en suite upstairs, budget will be around 220k is that feasable?

ive spoken to a range of suppliers recently, fleming homes, scotframe, rob roy, ptarmigan, and claymore, i origionally thought scotframe as they have a nice selection on their website and seem to be popular, concerns are though that theyre expensive, dont do groundworks and charge VAT for the kit(not good for cashflow) has anyone worked with claymore from fife? they claim to have a company they work with for the groundworks which could be useful

the map i sent them had a drawing of where i wanted them to run the cable to but for some reason theyve stopped midway i can only presume theyve made a mistake and think the grey rectangle is where my plot will be, ive asked them about a proper quote they said wait until you have planning as the quote only stands for X amount of days

the quote is based on them connecting and laying the cable but me digging the trench, seems high

the brown rectangles/squares are existing sheds, the grey rectangle is nothing theyve just randomly drawn it halfway to the plot, mabye its a meter they plan to put in? ive emailed back asking this, no reply yet

heres the quote sent back, ive put a red cross where the plot will be, they rectangle with red circle is where elec company have quoted to run cable to for some reason!

just to be safe with budget or is it a likely scenario? for some reason in the quote theyve sent me the cable runs from a pole towards my plot but stops about 30m short of my plot, do i run a seperate cable from there to the house myself or is it more likely an error theyve made? i marked clearly on the map exactly where house plot would be, thanks!

progress with the electric estimate today, a strange quote though as ive been given a range The likely connection charge is anticipated to be in the range of £3,500.00 to £9,500.00, which are for indicative purposes only and does not constitute an offer of terms by Scottish and Southern Electricity Networks. The lower range is based on Scottish Hydro Electric Power Distribution plc providing 1x supply at 1 phase (minimum load) for the entire development based on customer carrying out all excavations on site. The higher range is based on Scottish Hydro Electric Power Distribution plc providing 1x supply at 1 phase and upgrading the existing transformer to accommodate new load request (based on 100amp supply) on site, based on customer carrying out all excavations on site.

if i ever sell it can i not just do it then or add a metre?, running a plastic pipe from shed to plot could be done in a morning

yes great pressure at water trough, blue plastic pipe running up to it

the pressure at the steading is very high its a dream when pressure washing sheds etc compared to our other steading, will building control come and check the depth and connection of my pipe or can i just get the pipe laid, filled in and push on?
