  2. Thanks for replies. Don't think our buyers solicitor would accept an indemnity and even so my solicitor has already spoke to the council. I'm starting to stress out bad about this now, can't help but worry thinking the conditions might not even get discharged and I'm stuck with a mortgage on a house I can't sell
  3. Hi all, Sold our self build home in Oct. Coming to the end of the solicitor stage but buyers solicitor has raised enquiries about confirmation of discharged conditions. The house was completed in 2016 and we have been living in it since. On the council planning website it is showing an application from our architect for discharging conditions however under the status i'ts not showing as decided. The buyers mortgage offer expires end of march and I am now worried we will lose this sale. Has anyone experienced this before? What is the likely outcome? Can I do anything to speed this process up? Thanks Matt
  4. Stuck some of those felt lap vents in and after a very windy day recently it all seemed to dry out. Will keep an eye on it and check if it comes back when the frosty weather comes back, but so far so good! Thanks
  5. No eaves at all, it's just a fascia right against the brickwork. It had to be like this to blend in with the old terraces houses on either side. If the core drilled holes on either side aren't working then would that mean the vented tiles won't make any difference either?
  6. Since moving in our build, I have noticed in the loft on the inside of the roof felt there is major condensation, so bad it's starting to drip. The house is traditional brick and block and has 300mm loft insulation (insulation company said any more is pointless) The house had nearly a year to dry out before moving in due to doing most the inside work ourselves in spare time. We have core drilled about four 100mm holes on each gable end to get more air flow in there but the same thing is happening! I've checked the seal on the loft hatch and even around the extraction fans and all seems fine. What else could I do? Thanks
  7. Hi all, Does anyone know how I go about changing my deeds from land to a house? I've been to my solicitors but they are absolutely hopeless saying they cannot find my deeds and just fobbing me off. Is it something I can do myself? Thanks Matt
  8. Hi, We are due our air leakage test soon and are just after some tips for a pass, where does it normally go wrong? The house is plastered now, has kitchen fitted and all final fixes completed. Thanks
  9. It's almost time for the final inspection of our build and I would just like to know what happens regarding the as-built SAP report? Do I get a form to fill in from someone? Is it me who fills in the form or our inspector? Does someone come out and check everything is as we said? Cheers Matt
