Is this still the school of thought ? What did you go with ? Have things changed since 2018? ( yes yes before I get loads of replies like how many prime ministers we’ve had, we now have a King etc I know lots has changed but regards this topic please 😉)

Hi due to where I’d like my two upstairs toilets to be located I need to go under the first floor void ( posi joist) to exit a wall a few meters away . First is this ok? Second are there any good s trap wc’s that don’t look like they belong in a Victorian house , not that there is anything wrong with a Victorian house, it’s just ours won’t be one 😂

Sorry . yes the plan as set up is about 50mm. The current roof profile is about 300mm deep finish to finish

This is probably a very silly basic question…. in a roof make up as shown is the ducting for the mvhr in the roof as drawn with my red circle and the insulation around it? As the service void for lights is shallow or do I need a bigger service void ? Which would make the roof depth much bigger… I’m sure this is extremely silly and there is an obvious correct way 🤷🏻♂️

Ok if I build a timber framed house and looking to make it as passiv/ airtight as possible without the certificate. what is the best insulation route ? I take it an insulated raft floor but for walls and roof is it better blown cellulose or spray foam it all ?

If I were to dig a basement room in the corner of my garden near to a ( non traffic )but tarmac lane do I need to inform the local authorities?

So the below statement is attached as. Clause to my approved PP Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order with or without modification) no works shall be undertaken within the Schedule 2 Part 1 Classes A, B, C or E for the enlargement, improvement or other alterations to the dwelling hereby permitted, other than works that do not materially affect the external appearance of the buildings, or for the provision within the curtilage of any building or enclosure, swimming or other pool, [other than any enclosure approved as part of the landscape management scheme] (Reason - The space available would not permit such additions without detriment to the character and appearance of the area or to the amenities of adjoining occupiers in accordance with Policy D1 - Design and Local Distinctiveness of the Adopted East Devon Local Plan 2013-2031.) Now does that read as no shed garden room etc or is it purely an addition to the actual fabric of the building. Ie if it’s a freestanding shed room all is good if it’s attached no good 🤷🏻♂️ thanks in advance

yup that makes it perfectly clear … if you are showing relationships to nearby roof heights then get them right !

Am I right that you can have a single staircase exit ( ie your internal stairs) in your basement design ? I take it you would need say a sprinkler systems

if I build 400mm lower it will be a bungalow not a 1.5 story ( as hip roof) as it is . going to confirm the height first . Then go back to the architect’s thanks again might end up with a basement and that a whole other problem 😁

So it shows a dotted line of outside of house then a dotted line labelled ridge line of neighbouring house then the draw of the planned house with another label saying proposed ridge line of new property. to me it is clearly trying to demonstrate the difference it will be to answer the other question, need to accurately measure the neighbours house, ((which I assumed had been done by the architects)) but I reckon the ‘error is about 400mm taller than shown on the drawing !! Build not started

There are no actual measurements on the drawing. Just dotted line to indicate the neighbours building and the obvious scale of the plan.

So hypothetically plans go in and are approved and you build your new home to exactly the size of the drawings are that have been approved. However the scale the neighbours house is slightly out ( on the drawings ) so in fact your building now looks a bit taller than shown on the plans in comparison to its neighbours, what’s the deal ? is this an issue that is likely to be pick up? obviously architect has draw the height of the neighbours house incorrectly but you have built the new house to the size of the drawing that was approved hypothetically what do we think planning would do, would they know, as after planning it’s all building regulations isn’t it ? Obviously they could make you take it all down what else might happen
