  1. Something like this, not set in stone on utility room layout ( probably stack washer and dryer , move toilet and MVHR as ASHP will be on the external wall where to toilet currently is located
  2. I'm so grateful this is really helpful. I’ll be near to Raddenstile Lane in Exmouth due to the small roof are ? Only two bed and Velux’s in roof as well we are limited to about 3.48kw of solar , with a 5.76kw battery ( quote £8500 fitted inline ) looking at the Zehnder 250 flex ceiling mount to save space in utility room . Not considered best external ASHP yet or DHW cylinder and just a single zone ground floor UFH system . Very limited internal space for this about 1m2 with the MVHR in the ceiling. many thanks again . Total floor area over two floors is going to be 110m2 and Norrsken windows and walls will be around au value of 0.11-12 Velux will be the new passive range

  4. Ok I little knowledge is a dangerous thing, but no knowledge is even worst . so we are having a small two bed 1.5 story house built timber frame in Devon. Whilst I know I will need lights and sockets etc and I can work out for myself where I might need them . The house will be built to high passive and airtightness. My problem is ideally I need to sit down with someone who knows and can link up all the bits I need to work at the heart of the home so the ASHP, MVHR, solar, battery, UFH and DHW and cylinder. Is there someone who can have knowledge across all these areas and make it all work seamlessly? ( as near as) when I contact, say someone about MVHR and they say things like “we only deal with these we don’t get involved with solar or ASHP” etc etc 🤷🏻‍♂️

  7. thanks so are we saying an ASHP to run UFH and DHW then just the MVHR to do air changes ( plus a little bit of heat via the warmed air? ) recommendations of units would be most welcome . Also is the zehnder q350 my best option for a small MHVR ? Is there likely to then add small ( squat) cylinder under it? Are there such things? What else would I need on inside if ASHP on the outside? Sorry to ask so many question's, is valiant 5kw able to run DHW and UFH at same time or is it a case of it automatically switching from one to the other when asked ? thanks again
  8. Hi just discovered this post and more confused on what to consider for our future build will be built to passive air tight standards. Will only be 55m2 downstairs and two double en-suites upstairs . 1 bath 1 with shower . So total is 110m2 downstairs is all open with a small utility room where I have about 24m ceiling and about 1 meter square of space. This is for however I’m going to do MVHR, DHW , one zone UFH .As you can see was looking at a one box solution like the Genvex combo or PKOM 4. I can obviously put an ASHP outside and a compact MVHR. But still need cylinder …… please help 🙏

  11. In England, biodiversity net gain (BNG) is required under a statutory framework introduced by Schedule 7A of the Town and Country Planning Act 1990, inserted by the Environment Act 2021. This is referred to as biodiversity net gain in Planning Practice Guidance to distinguish it from other or more general biodiversity gains. From 12 February 2024 all major planning applications consented in England will be deemed subject to the general biodiversity gain condition to secure the biodiversity gain objective. This objective is to deliver at least a 10% increase in relation to the pre-development biodiversity value of the development granted permission. BNG will become mandatory for minor development sites on 02 April 2024 and is expected to extend to Nationally Significant Infrastructure Projects (NSIPs) from late November 2025.
  12. that sounds like they want you to check ( if you didn’t already do it ) that there are no newts door mice rare flowers etc in the overgrown’ area . Think this is becoming more common and normally done as part of the planning to ensure nothing is harmed or disturbed

So this is the reply I had from the CIL office which is great as I had not given a commencement date yet Thank you for your email below – The CIL charging is only triggered by the commencement on site of the above planning application for which, as the owner of the site, you would have full control over its development. This means there is no “penalty” for registering your assumption of liability and self build exemption details on the CIL file, for this planning permission, (it is just sitting there until, or if, you commence this permission on site) . You can withdraw you CIL assumption of liability at any time, but this will also automatically cancel your self build exemption, and all these forms would need to be submitted again should you wish to commence building out this development before the permission expires. If you were however, to sell this site then the Council highly recommend that it is better for both parties, within the legal process, to complete and submit a joint CIL form 4 – Transfer of Assumed Liability. Hi as per title Bio-ethanol Ventless Fireplace In a Passivhaus ? discuss wife would like a real fire having looking into the log burner side of things and get one that is using an outside air supply and the difficulty in ensuring a good airtight fit with all the joints so as to not leak into my air tight home, I was considering the bio fuel system. I know they are more cosmetic and as I don’t need a lot of heat due to the levels of insulation etc . I was considering this as an option any thoughts please

  18. Yes all decisions approved first … @Alan Ambrose s73 proposal already informally spoken about and needs to go back through planning 🤦🏻‍♂️ they are being very fussy
  19. Long story… brought land with planning approval. Submitted new application for a change of external dimensions and roof design ( not by much ) but refused and gave the impression you aren’t getting anything other than the design approval. So back to drawing board on original design not changing anything on the size roof extra accepted the original plan and as such submitted the first parts of CIL , not a start date etc . so as we wanted to shift a couple of windows we applied for a 73 minor materials adjustments etc . However planning have said part of the original approval was any changes would need a new application ( even a shed in the garden ) small plot hence their restrictions. so now I have a CIL problem. I thought I would be able to send in the , additional information CIL. Form to cover the moving of widows under the 73 as there is no changes to any dimensions and the CIL. Is calculated on the overall m2 footprint . However this is going to be a new application number etc even though the size is the same . Worst case scenario is I will be liable for the CIL , which is painful but any less painful solutions? Don’t kick my stupidity please 🤦🏻‍♂️😂
  20. been round the houses on this several times the only way it works for a living point of view is the 1.8x3m utility room ( max I can go ) can stack tumble on top of washer gain a bit of space the utility can have a lock on it so don’t need to box in wc and sink .. coats and shoes on opposite side of room so that leaves the PKOM4 ( which I’ve been informed takes up about 1m2 to include pipes at side and expansion 🤷🏻‍♂️ can put an ASHP outside and say a wall mounted MVHR like the comfoair q 350?, is there a compact DHW cylinder that would slot under it if I mounted it high enough ? ( 2.3m ceiling…. Just very limited I’m sure there’s a solution somewhere

  22. Planners say no … on a small plot … even need to ask permission for a shed … hence it’s in the house can of course put an ashp outside to free up some space instead of pkom4 or similar but then will need a cylinder inside anyway

Have you got other exhaust air heat pumps in mind? no loft unfortunately log burner is a Mrs C request for living room ( seen they do them for air tight passive home drawing air from external) and Mrs won’t want to look at a cylinder in the same way 😂 all open plan downstairs apart from a 3x1.8 m utility room which has to house washer dryer coats toilet and sink as well as MVHR unit which is why as it’s just two of us the pkom4 looked an option .. nothing against UFH just no space for manifolds etc although using it for cooling could be useful and prom 4 can do that I believe so maybe 10-11 W/m2K is expected
  24. Plan on build to passive standard and airtight etc log burner downstairs, MVHR to recover heat and recirculate to keep warm etc , two electric towel rails for bathrooms, infrared panels also considering
  25. So I have a very limited internal space to put the MVHR cylinder for DHW ( traditional ASHP can be outside ok ow ) but internally I have floor to 2.3m and about a meter Square. There is only two of us in our planned new build ( plus regular visiting son ) so I’ve seen the PKom4 all in one which would fit the bill however it’s incredibly expensive. There’s no UFH to worry about in our build so it’s DHW and MVHR. To accommodate in this space really any other compact solutions or ideas gratefully received many thanks
