  1. From a design aspect it’s huge. Everything could be shrunk a little and I’m sure you’d make some substantial savings. Is the bedroom off the carport an annexe type situation? If so, I’d switch the bedroom part with the bathroom and kitchen. Don’t want to be woken up by a car pulling in or going out. If you do actually want a snooker table up in the loft, make sure you can get it in there. And ensure the floor can take the added weight.

  3. Hello everyone. I'm currently looking at what options we have when it comes to cladding our 'modern' dormer. I initially had ideas of steel or similar cladding sheets, but I'm open to other options. Attached is the DAS interpretation from our architect. It's in a conservation area, so can't be too 'out there' - but they didn't have any issues on design at all while going through planning. All thoughts and ideas welcome.
  4. Hello everyone. We've had our architect (technician) send through the following to move us to the next stage of the build. From your experienced eyes, does it look comparatively OK? Anything in that list that can be done elsewhere (or by myself)? Total is coming in at £9k +VAT. Technical design for house Prepare technical drawings for submission to Building Control – as timber frame structure. Pack will include: - Substructure / ground / roof plans - Sections - Elevations - Outline/building reg specification - CDM designer risk assessment - Window/door schedule - Stair
  5. Hey everyone. We're finally tackling these three conditions on our planning approval. I'd rather just do these myself if I can and save any additional costs our good architect friend will charge. The three in question are: No development shall commence on site above slab level until details of the types and colours of external materials to be used, have been submitted to and approved in writing by the Local Planning Authority. No development shall take place on site above slab level until there has been submitted to and approved in writing by the Local Planning Authority a scheme of hard and soft landscaping which shall specify species, planting sizes, spacing and numbers of trees/shrubs to be planted (including replacement trees where appropriate) including boundary treatments, hard surfacing and a maintenance programme detailing all operations to be carried out in order to allow successful establishment of planting. No development shall take place on site until a scheme for protecting the proposed dwellings from the commercial unit adjacent has been submitted to, and approved in writing by the Local Planning Authority. Any proposed mitigation scheme shall have regard to the Basingstoke & Deane 'Noise assessments and reports for planning applications - Guidance note for developers and consultants'. Mitigation proposals will consider and utilise where possible, reduction in noise exposure achieved by effective site layout, building orientation, the use of physical barriers, utilising open space as a buffer, internal room configurations and any other available mitigation strategies. The following noise levels shall be achieved with mitigation in place. a) Internal day time (0700 - 2300) noise levels shall not exceed 35dB LAeq, 16hr for habitable rooms (bedrooms and living rooms with windows open*) b) Internal night time (2300 - 0700) noise levels shall not exceed 30dB LAeq with individual noise events not exceeding 45dB LAfMax (windows open*). Now i get what each one is asking for, but I'm struggling to find examples of what has actually been submitted. Would anyone be kind enough to showcase any of your own? If I can get away with PPT that's saved as a PDF that would be brill. How much detail needs to be on there - and the big question, does anyone actually follow up with any of this? I would assume the building materials would be a 'yes', but maybe not so much with the landscaping? And for the third question - is this just asking how we would go about measuring it, plus what windows, insulation we will have to combat it? We're next to a Moles Countrystore, so it's not actually noisy - just the forklift beeping every so often. As always, any info appreciated. *edited as I forgot the noise one!

  7. Very strange. Are they meeting to discuss your application, or are they in the process of an application too? From my experience LPAs have a limit on the timeframe of when comments can be made - but might be different across the UK. If all else fails, ask to join the meeting.

  9. Thanks Susie - it worked. Need to pay more attention to the measurements used! Now I have the problem of these two failing: Removal of excess heat: Total equivalent area ( % of floor area) Total equivalent area ( % of glazed area) Are these two indicating the size of the opening windows for cross flow, compared to the total size of the floor area and glazed areas?

  12. We've gone through the exact process you are. This really helped us 'visualise' the spaces and see what they would all look like with furniture, people in etc. https://planner5d.com/ You need to pay for the upgraded version to get access to all elements and change the size of things, but for us it was well worth it. We ended up adding a downstairs cloakroom, making the other bathroom smaller and adding more space between the kitchen island.
  13. Hello everyone. I'm trying to be as proactive as possible on our deign before we get any significant balls rolling after planning approval. We have initial drawings from our designer that have obviously been through planning. I don't believe he's taken much consideration on the Part O front though. I'm using the Future Homes Excel calculator on the attached. But I'm getting an error when it's trying to calculate the 'Removal of excess heat' results - on the 'Results' tab, Row 25 and below.   15. Hey everyone. I'm going through the usual quotes for a timber frame build - surprising the level of customer service you get from each one, some brilliant, some terrible - you'd think they'd all be clamoring for a £100k plus project... but anyway. I've come across a few light gauge steel frame systems, and a couple of businesses that offer a design and build solution. I did a quick search on here, but was surprised to not see much in the way of questions and topics. Either a) that means it's rubbish and not worthy of your attention, or b) it's slipped the net a bit. And definitely a focus on smaller garden rooms here in the UK. Would appreciate any insight, and happy for you all to say 'NO'. It'll make my life easier and I can focus back on the timber route!   16. I know it's subjective too. There's no ROI with plumbing or similar, so it gets down to whether it's something you can live with or without. Yes, if you've got the threat of power outages, you live off-grid, or you have a brilliant deal with your electrical supplier (export and night tariffs) then it's worth it in my eyes. But if you want it because you think it's going to help lower your bills significantly (and it's a cool bit of tech) then I don't think we're there yet.
  17. Have you done the calcs for ROI? Last time we did them it wasn’t worth the initial cost over the lifetime of the battery.

  19. I feel your pain. Our planning was submitted and validated in August last year. We have the luxury of a planning consultant, but all they were good for was the initial application. We're still waiting on some final details for them to clarify. In October we heard that our Officer was away, then signed off sick - for how long, nobody knew. Then suddenly in Jan we had a question from a tree officer come through. It's a complete shambles. 6 months is the deadline for non-determination, in which you can then apply for an appeal. But then that takes another 6 months, and you won't get much info on that throughout the time you're waiting. There is a more recent understanding that if your case hasn't been decided within 26 weeks (6 months), you can get your fee back. But just remember that if you agree to an extension, then this won't be paid. (Seems suggestions are that if they ask you for an extension because they are being slow, refuse.) If the govt are pushing for more housing, then how the LPA will cope is anyone's guess.
  20. There'll be lots more qualified people than me answering you, but I wouldn't settle on that yet. You say it's still going through planning? Don't sign anything until you've got the full go-ahead. Also there's no point going one direction until you are able to calculate your heating requirements. Also that's a lot of sinks for a 220m2 build!
  21. After a chat we had recently with someone who had built a lovely chalet bungalow, I checked on their planning app as I wanted to copy their materials statement. Let's just say what we saw was a teeny bit different size-wise.

  23. I'm going through the exact same decision route as you right now. Also remember that the Passive option for MBC will mean a much thicker wall, so could end up eating into your floor space.

  25. Nothing noted on that, so hopefully clear on doing this. Just spent the last 30 mins going through this - had no idea it existed, so thank you. Below is a strata table from a borehole about 200m away (for a well at a golf course). Lots of clay. The other one about 400m away is from 1941 for similar well and readings. Really interesting! Really appreciate the input. I'll go back with a few more questions and see what they say. As always, this site is invaluable
