Well after our original plot fell threw (long story) we found another plot with full planning for two houses but the house was just to big for us and would cost a fortune to build , we are intending building the two and living in one and selling the other so that brings our mortgage down or even no mortgage This is our proposed layout and design , the actual plot has existing planning for 300m2 property but its to big for us we feel we not having more kids we only have a 7 year old at home and have family stay very little, up stairs is designed so it could be converted to a four bed by removing the dressing area , we are going to have box trusses so the loft could be converted also at a later date if we were to sell , we probably going to have a detached car port for two cars Jackson_-_Proposed_plans_and_elevations_IJC.pdf

Have recently bought a renovation project a 1967 dorma bungalow,or removing the kitchen the floor was rotten I thought it was an old water leak but when lift the floor boards there is about inch of water , there is no leaks so it must be either coming from outside or raising threw the concrete . i spoke to a neighbour and he says his is the same but it usually drys out in summer and when the heating is on. as the house has been empty for 18months . amy one else had a similar problem and or what is the best solution to fix it?

  8. Do you internal breeze block and external Concerete block with insulation in the cavity .?

Have done loads of research but still can’t decide on a build method. so thought I would through it open as I know most of you have used either or both methods in the past. we like the idea of a timber frame cause it quick but what’s it like living in a timber frame I.e noise levels and heat efficiency. have looked at scotframe ,potton,buildAKit, borderoak and Flemings

  12. I like it , you need parking for 2 cars for a four bed , why bother with a garage at all at this stage
  13. As long as you have dug a strip footing and sent pictures and documented with the local authority i believe it is considered a material start and you can extend the permission

  17. Hi Yes thats correct , have spoke to a couple of architects and getting quotes for a design layout but its pricy

Hi after a day of frustration am looking for advice on what we can fit on our 3/4 acre level plot to Maxamise the value so it leaves us with a plot to build and hopefully be mortgage free at the end. What we need really is out line plan of what we can get on the site while us regaining the existing bungalow PLOT and then re building it within that plot trying to maintain maximum seclusion for us. Looking at values it may make more sense to build small mews style homes if we are going to build out the whole site. Custom build would be interested in helping us develop the site if we were to go down the route of gaining planning for individual serviced plots using a government grant to fund the infrastructure.and also allowing each self builder to design their own home.
