Thanks for the comments all, just looking at at the above option, moving the stairs over a bit would I guess be ok upstairs but I will loose a bit on the size of the kitchen dinner. if I was to convert the garage to a fourth bedroom and en suite I would partition off the utility and so that I have a corridor/extended hallway into the 4th bedroom. dont really mind the utility being a bit smaller, only need room for a sink, washing machine and table dryer really, would also move the back door to there and have a matching full height window in the 4th bedroom? So many possibilities! moving the ridge height of the garage to the same level as the rest of the house would be much better, going to have an informal chat with the planning officer to see if their is any issues with that.
  2. Thanks Dave, ill have ate a look at that, just waiting to hear back from the Architect to see if their was any restrictions on the planning, want to avoid re applying with a new design if I can help it as the local development plan has just changed here!

Hi all, ive been looking for a plot for a while, a builder that I know is selling a plot with full planning, selling one and building the other himself. i have attached the design for your comments, the problem I have is due to an expanded family I would like a 4th bedroom. My idea was to either turn the garage into a bedroom and en suite or the study into a bedroom and have the garage as a big study/play room i was thinking I could put in a separate planing application at a later date for a single garage on the boundary with other plot? i am currently trying to obtain building prices so I can work out my budget to see if it's affordable to us as a family. i will be doing a lot of the work myself as I am in the trade as well as my semi retired father. i was looking to do a Timber frame build with possibly an insulated raft foundations, and block outer skin. any ideas much appreciated.   5. @ragg987 deffinetley agree with your post, as a Plumbing & Heating Engineer myself and now a lecturer you deffinetley need to know the outcomes before designing any system. For instance any concealed appliances/fittings need to be installed at 1st fix stage, I.e Showers, toilets, things like wall hung basins need to be considered especially on stud walls for fixings purposes. once a tradesman such as a plumber knows of his clients desired outcome then he or she can design the system accordingly, such as required pipe sizes to archive flow rates, boiler output to meet the overall demand and hot water cylinder to meet the number of outlets/occupancy level.

  9. Thanks Nick! I am off the tools at the moment, currently teaching the future engineers as a lecturer in the local college and loving it! Especially the holidays lol!

    Hi, you need to get a Gas Safe registered engineer to complete the work and ensure he has the LPG qualification as this is an option to their gas qualifications. you cannot change or install gas fittings without being registered and you would require a lpg cooker hose with a bayonet fitting to go with it. i am a gas safe registered engineer myself and would not be keen on anyone working on gas especially on LPG if they are not qualified to do so. as the quote above mentions, you our need to be competent, this can only be achieved by having the correct qualifications and experience, if anything went wrong that's the first thing the HSE would ask to see, proof of competency!
  11. Sorry yes did mean costings lol! I did consider waiting but I have an idea of what type of build the local council prefer here, generally nothing with a ridge height of over 6.8m so that's why I'm looking at either a 1 1/2 or a 1 3/4 designed house. where any of you able to negotiate the price with MBC after initial quote?

Hi, i am a plumbing and heating engineer by trade, and on here as I am hoping to do a self build next year! as like all the other comments you deffinetley need to use inserts with all types of fittings! The manufacturer will no warranty any potential failiours if they find that you have fitted them without inserts and you also need to ensure you use an appropriate plastic cutter and not a hacksaw!

Hi all, just thought I'd introduce myself. we are a family of 5, our girl is 15, eldest boy 4 and youngest 6months, so a bit of a gap! we live on Anglesey and are hoping to complete a self build next year as we cannot find a 4 bedroom house that we like! I have a plot in mind locally to where we currently live, current owner (family friend) is in the process of applying for outline planning, and at this stage I am currently trying to get budget costs of everything together prior. We will need a mortgage for the land as well as the build and will have a deposit hopefully from the sale of our current house. One thing that helps us to keep costs down is that I am in the trade, my background is a Plumbing and Heating engineer, currently a Lecturer in the local College but have also done project management. My father is a retired Electritian too! we have been looking at various designs and we quite like the look of the Hebredian Homes long house, 502pd, anyone else built one of these? i am also looking at MBC timber frame as their Passive house system looks good, anybody else built one of these? mortgage wise, I have been looking at the buildstore acelorator mortgage, going direct to someone like the Ecology or using a broker, not sure which is the best option yet, but we are not in a great deal of hurry so want to get it right. any advice much appreciated or anybody need plumbing, heating or renewables advice from me they are more than welcome to contact me! thanks Dyfed
