It looks fine.  It is more usual to have measurements in millimetres.  When you build this make sure you cut to open the cavity between bedroom 2 and the enlarged bathroom or you will have cold bridge and damp issues.

Bit late now, but if you have the right software you could probably have used OpenStreetMap for the block and location plans; there's no obligation to use any particular map supplier, as long as you meet the criteria

Yeah you are right, not sure why I didn't change it, its literally one click in the application! Oh well, if they moan about it, i'll get it sorted.

 

Absolutely, a vertical DPC is a requirement from BC. As for thermal bridge, not too concerned as the existing walls which are left are to be clad in 100mm EWI, and this will also prevent any damp, but BC will insist on this being there regardless of the EWI.

 

EDIT: Maybe not, changing to mm messes the whole thing up, oh well i'll keep my fingers crossed, don't fancy drawing all that again! From the requirements it seemed to suggest it didn't matter what the units were as long as it was clearly stated, which I did on the submitted version.

I was going to use this, and even did one and copied it in, but the national validation requirements states that the map must be from an official source and have the crown logo on it, something OSM can't do. its terrible really, as the maps I provided were the same really, aside from all the official bits. if you look on the last page of that document you linked, theres all the reasons there you can't use the free stuff!

 

I too hope it goes smoothly! I think I'm kind of glad the build will start next year and not this year, gives me 12 months to get my brain in gear!

The plans were validated, with a target date of March 30th for approval.

Does anyone want to hazard a rough guess how much this extension may cost?

 

I’ve had a couple of quotes which in itself was hard work, and came back at £27k which seemed a bit steep, especially as I’ve already got the facing bricks and this was for shell only, no internal works.

 

got another lad visiting today to have a look and a company visiting in the coming days.

 

the cost per m2, is it based on finished floor area, or the area of the footprint of the building? I’ve got in my head it’s finished floor area but maybe that’s where I’m going wrong. 
 

im still not up to doing the work myself so it’ll either have to be pay the high price or put it off for a while

A friend has recently been quoted around £25K for a similar sized extension, so doesn't seem way off.

Was that shell only though or completed inside and out?

It included dot & dab plasterboard (which I've advised against) & fitting only a WC & basin. However there will be many other variables to make a 1:1 comparison.

OK, thanks for the comparison though, I've a funny feeling i've undervalued the work.

 

Really annoying as when i planned this I was going to do all the work myself, materials were around £7.5k, but now I'm not able to do the work myself due to health reasons, I guess I should just brace myself! I wonder if prices will ever come back down again, they rarely do though!
