Hecateh Posted February 8, 2018 Share Posted February 8, 2018 Building control inspector has been fine - has no issues and when he came last week stated that the tanking was one of the best he has seen. Today the inspector for the 10yr build insurance has been out. The main contractor wasn't on site so spoke with the deputy and said he had concerns about the tanking. Contractor contacted him tonight and has had this reply Quote The below wording is what goes in our reports when below ground habitable space is created."A CSSW (certified surveyor in structural waterproofing) should appraise, detail and specify installations for tanking systems where 600mm or greater below ground areas / habitation are incorporated. Giving consideration to a combined system in accordance with BS 8102 and with an Insurance Backed Guarantee, (IBG) for workmanship / materials / installation, not just the product." Knowing the warranty companies well, I would turn that back on them. They will have had a set of plans and will have been given the opportunity to specify any amendments or terms. Ours will not cover the wine cellar for example as it’s a pre-existing structure that could not be fully inspected. Hecateh Posted February 9, 2018 Author Share Posted February 9, 2018 Situation resolved I contacted the architect as the tanking has been done per their instructions, passed on paper and by visit by the Building control people. Accepted on paper by CRL and then objected to by their inspector, According to her it is not classed as basement or below ground habitable space so that condition does not apply. She has spoken with them the inspector and he has accepted this may be the case and wanted confirmation from the builder that the areas where the tanking is higher than 600mm is mostly in the void and where it was in habitable rooms the outside ground wasn't to a corresponding height . Hecateh Posted February 9, 2018 Author Share Posted February 9, 2018 Very, very rough model - The ground at the far side will slope down fairly evenly along the length From this view the land will only be slightly sloped at the top - to allow for car turning/parking and the steps.
