Thoughts on kitchen extension please

Viewed a property and appears to be common of all houses on estate where kitchen has been extended into old coal shed/outbuildings. Unsure if single skin building. I have attached some images there are cracks and lots of repairs over the years to brickwork - I’m unsure if these are mortgageable with kitchen inside the extension. The roof also needs replacing - attached pictures any help would be appreciated - more pics in comments

That’s a rendered plinth on the bottom, this needs removing as it’s trapping moisture behind it.

Thanks I wondered about that as I’ve never seen this before and had grass growing behind it in places

It is what it is, an old coal shed that’s been bodged about over the years to make the place more liveable, I can’t see any reason to not be able to get a mortgage on it. 
how much do you want it ?

it needs a bit of facia board. 
it’s probably cold as buggery in there in the winter if it was insulated badly, which it probably has been. 
 

get a survey done and see what else is wrong. 
like half the houses in England they all need knocking down and re building, nut we continue to keep patching them up.

Thanks mate yeah it doesn’t seem to be insulated I don’t think I looked behind boiler in kitchen and boxes in pipes see below pics. Obv we would have L3 survey and see what needs doing - could alternatively have kitchen put in. To large back room as some others have done and make the lean too a utility room. Looking online it seems some mortgage companies don’t lend on single skin particularly if main kitchen is in it I’d have to discuss with broker. I’ve never seen the way the damp proof has been done at bottom either . Thanks for the advice

Was watching an episode of the great house giveaway only the other day from series 1 and that had a property on it with a single skin extension and the chap said it needed another skin to be mortgageable

Frankly, I wouldn’t care if it was mortgageable or not as I wouldn’t live there. Looks like a total disaster (like most old houses in most towns/cities). 
 

Unless you have plans to knock down and rebuild.

Cheers - one option is to bring the kitchen into the main building back room
