concrete block barn wall damp

Featured Replies

Equestrian barn damp floor inside.

I have just started to tackle the sloping edge on the outside.

On the outside, there is a failed concrete edge between the ground and the concrete block wall.

I have chipped away lose concrete and bits of rubber filler.

I am about to apply new sand and cement mortar.

Thought I'd check if this is the correct approach or should I use a rubber filler?

Or is the concrete edge making things worse and should be removed, which would be difficult because it is solid.

When it rains it is like a rainfall running past because it runs off the track and straight down past the barn.

Before you fix this, can you address the issue of the water running onto the path at the top, some kind of redirection. Maybe consider some Arco drain to redirect the wall to the far side of the path or a soakaway or drain.

I would be looking to power clean the cracked area before applying anything. Whatever you apply will need a stable clean surface.

There are various rubber or bitumen based sealants that may work.

The ultimate fix is to relay the concrete path and introduce some diagonal grooves in the surface that direct the water away from the building and down the path. Bad text diagram following - connect the diagonal together for continuous grooves.

Or, more simply, have the path relaid with a slope away from building wall

is the barn floor only damp at that side of barn or is it over entire area?

do you know what sort of foundations and how thick the concrete floor is ?

if its an equestrian barn -does that mean it does not have a complete concrete floor inside and only concrete at edges

was it built as such  or a converted farm building

If that is the case it could becoming from the ground upwards

which would suggest you will need a french drain all round the barn and probably in the floor  ,quite deep ,and then hardcore and final surface on top of that  to get it  to be dry all the time

 more info needed
