Russell griffiths Posted 6 hours ago Posted 6 hours ago House is 90% complete but I have two bathrooms that are not even started, just studwoek with first fix pipes in place. we have one fully working bathroom and one disabled access cloakroom, I had planned to mothball the other two bathrooms as they are not needed and I have another project I want to start. has anybody got completion sign off without everything being complete. how complete is complete, I know a few have installed wooden disabled ramps and had sign off. got bc coming round for a chat I just fancy being a bit clued up on other peoples situations. cheers all.
Mr Punter Posted 5 hours ago Posted 5 hours ago It depends on the inspector. Since this is for your own occupation it won't come back to bite them so they could be OK. You may need to properly cap off the waste pipes sufficient to do a soil pressure test. Do you need warranty approval / mortgage drawdown? They may be a bit more picky for this. You need electric completion cert and you will also need an airtightness test so see what state they will accept. 1
Tony L Posted 5 hours ago Posted 5 hours ago I can't help you, Russell, but I'd guess different BCOs/LAs will have different views on this. I suppose once you have your completion cert, you won't be getting the VAT back on anything else you buy to finish these two rooms. 1

Will be there a while I guess.

It’s nothing compared to what I’ve got tied up in vat right now.
