nikotime Posted Tuesday at 09:57 Posted Tuesday at 09:57 Hey, I'm trying to get a self build mortgage with Ecology and used Estimators Online as a service to build out the cost plans. I've been told by my mortgage broker that they are refusing this because it does not meet their lending criteria: "Professional letter headed costings provided by a contractor, a quantity surveyor or architect." Chatting with Estimators Online this isn't something they offer, so feels a bit naff especially as I've seen on this forum that Ecology have accepted others Estimators Online estimates. Has anyone experienced this or got any ideas? Cheers
nod Posted Tuesday at 15:32 Posted Tuesday at 15:32 Estates online are a real finger in the air stuff and quite generic and can’t possibly estimate labour costs accurately You need to approach a builder Even one that you have no interest in using They will prepare detailed costings of materials and labour and also time frame Expect to pay more than the online companies 1
LiamJones Posted yesterday at 05:45 Posted yesterday at 05:45 Yeah this changed recently. For my first mortgage with ecology, I used buildaviator, equivalent to estimators online. To obtain additional borrowing I needed to provided costing, for which build aviator was no longer acceptable. I chose to get individual quotes from trades and material quotes from websites/merchants. The alternative was a (presumably costly) QS. 1

This will mean more time and money til the first drawdown but hey ho.
