Hello all. We're closing on a purchase in Shropshire and we have some initial ideas for what we'd like to do, but I'm curious if people think we'll be successful.

 

Very rough image attached. This is just conceptually trying to work out if we're in for a rough ride.

 

I've gone over Shropshire's permitted development guides and it looks like both of the planned changes in my image will be problematic (outhouse in front of the property and building between side elevation and property boundary).

 

Given the plot (0.61 acre), the single neighbour, the rural location, the fact we can't build behind the property due to the incline, what are everyone's thoughts?

 

Additional detail on the proposed structures:

- Small office/gym would be thoughtfully incorporated in to the foliage (thick mix of trees and shrubs, and several meters deep.  It would not extrude onto to lawn or be visible from the road behind it), via a company like Little Green Rooms.

- Garage would be built using the same style materials as the property. Ideally we'd want it to look like it had always been there.

Bit difficult to relate the house photo and the plan drawing - are they in different orientations ? Where is the driveway in the photo on the plan ?

Am I the only one having trouble to relate the photos to the plans, not even sure on the plan where the entrance onto the site is.

 

In any event as above what is the question?  If what you want is not PD you submit a planning application.  What makes you want to avoid a planning app and what makes you think it would be refused?

@ProDave The site entrance is on the plan, but the drive isn't shown

 

@neqinox I think I'd build the garage first - it's PD (unless PD has already been removed for this property, perhaps as a condition of a previous successful application).  Then put in a planning application for a bigger than you want gym (some LA's love to say, "no"). Then you can negotiate down to the size you want, & the LA will feel like they have a win, because they think they stopped you doing what you wanted to do - that's the way it seems to work where I am, anyway.  You've already got your garage, so if they remove PD when they grant permission for the gym, it doesn't matter.

I don’t know if your council does pre-planning advice, but if they do, this may be useful if you are concerned and there may be room for finding alternatives with them if they flat out say no to your proposal. If you are VERY concerned I’d skip an architect&application and consult a planning appeal specialist directly. We had a fantastic experience with Just Planning Ltd/Martin Gaine. In my experience he had a much better idea what was possible than our architects (the architects “great relationship” with council planners was just so much marketing BS).

Then I must be over thinking it.

 

If the garage as shown on the plan is behind the house shown in the picture, then the outline of the house on the plan does not match the house shown in the picture.  And what is the other rectangle near the house on the plan?  some other existing outbuilding?
