Pocster Posted July 21 Author Posted July 21 And the climb down as expected... I wish to also apologise for the confusion caused by the scheduling requirements in this case. This emanated from the information provided in the EPC, where an area of ‘no insulation’ was listed. The scheduling approach has been discussed with the officer and was immediately addressed with a revised copy. The officer identified an actionable hazard under the HHSRS, based on the EPC information provided and when scheduling the insulation, the CIEH Excess Cold Guidance was used. This guidance refers to the Building Regulations when scheduling and justifies it being referenced. As the request was for works to be either completed or confirmation sent that the area of roof space assumed to have no insulation was in fact insulated and an additional EPC report was not requested, we are not willing to reimburse these costs. Although the amount of insulation in the spaces was not able to be determined from a visual inspection the report confirms that the property is adequately insulated, and we can therefore confirm that the insulation items to the loft and kitchen are now considered to be fully resolved. 1
