SarahG Posted June 10 Posted June 10 We are coming towards the end of our build and the company that did our as-built SAP is unfortunately no longer trading due to the chap having a serious health condition. We had also paid them to issue our EPC. Do I now need to get a new as-built SAP report and EPC? Or can I just get them to issue an EPC certificate? Seems a bit pointless doing an as-built SAP as the house is already built, but maybe I am misunderstanding the process.
JohnMo Posted June 10 Posted June 10 Think the sap, once done automatically spits out an EPC. Have you checked the EPC database. We never actually got the EPC from the assessor just a link to the database. Do a Google on EPC database.
nod Posted June 10 Posted June 10 You will have to get a final Sap (as built ) which incorporates electrical cert gas PV etc and relies on you be honest about everything else Sap in general are absolutely pointless

ADLIan Posted June 11 Posted June 11 If you are just completing now you may only have the 'as designed' SAP. On completion this is updated to the 'as built' to include the air test result, actual insulation/thickness installed, make and model of heating system, solar PV etc, etc. At this point the EPC can be lodged too. If you can get the 'as designed' SAP file from the original assessor you may be able to pass this to a new assessor to do the 'as built' assessment. Check the EPC register as you first port of call.
